Job Summary

We are seeking a highly skilled Maintenance Supervisor to lead and mentor our Maintenance Team at FPI Management, Inc. The successful candidate will be responsible for overseeing the maintenance and capital improvement needs of our assigned properties, ensuring that our clients' expectations are met within the operating capital budget and management agreement.

Key Responsibilities
  • Manage a team of Maintenance personnel, comprising of Technicians, Grounds keepers/Porters, and Housekeepers/Cleaners, and be responsible for their performance management.
  • Develop and implement a daily and preventative maintenance program to ensure the economical, proper, and safe condition of the properties.
  • Inspect properties and common areas daily to detect maintenance problems that require attention.
  • Coordinate and complete maintenance requests within 24 hours.
  • Change air-conditioning filters every six months and upon apartment turnover.
  • Inspect apartments semi-annually.
  • Follow a preventative maintenance schedule.
  • Provide on-call maintenance services, including evening, weekends, and vacation emergency service.
  • Respond to after-hours requests for lockout service.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Repair and maintain equipment owned by the apartment community.
  • Maintain maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Properly secure all parts, inventory, and property equipment.
  • Maintain an inventory of parts to make necessary repairs within budgetary limits.
  • Wear provided uniforms during work hours.
  • Provide small hand tools necessary to perform routine maintenance.
  • Ensure timely completion of duties by maintenance staff personnel to minimize labor costs.
  • Comply with all FPI policies and procedures.
  • Perform other duties as assigned by the Community Director.
