POSITION SUMMARY: Oversee, coordinate, and engage in the activities of personnel responsible for the upkeep and repair of both the exterior and interior structures of buildings, as well as mechanical, electrical, and plumbing systems, while ensuring the grounds are well-maintained.

KEY RESPONSIBILITIES:

Leadership and Supervision:

  • Direct and mentor a team of maintenance staff, providing essential training and support.
  • Encourage and empower the maintenance crew to meet work objectives and deadlines efficiently.
  • Ensure all tasks are executed in accordance with performance standards and contractual obligations, inspecting completed work for compliance.

Operational Oversight:

  • Collaborate with management to develop and modify work schedules to align with production timelines.
  • Actively manage property operations within budgetary limits, enhancing cost-effectiveness.
  • Oversee all documentation and reporting related to maintenance activities.
  • Engage in all bidding, purchasing, and contract management related to maintenance.
  • Follow established protocols for addressing issues identified in maintenance reports to ensure effective property management.

Painting and Repairs:

  • Supervise and assist in the painting of interior spaces and perform necessary drywall and acoustical repairs.
  • Manage and execute the painting, staining, and varnishing of doors and other woodwork.

Installation and Upkeep:

  • Oversee and participate in the installation of various appliances, including dishwashers and water heaters.
  • Manage the installation of ceiling fans and lighting fixtures.
  • Participate in the installation of window treatments.
  • Conduct repairs and maintenance on HVAC systems, plumbing, electrical components, and building structures.

Key Management:

  • Handle the installation, re-keying, and duplication of keys.

General Maintenance Duties:

  • Assist with repairs to building exteriors, interiors, and furnishings.
  • Conduct routine inspections and report any safety hazards or maintenance requirements.

Preparation for New Residents:

  • Supervise and participate in preparing vacant units for new occupants, ensuring readiness according to established timelines.

Emergency Response:

  • Oversee and participate in after-hours emergency services for residents, providing immediate assistance in urgent situations.
  • Respond effectively to emergencies, ensuring resident safety and well-being.

Inventory Control:

  • Maintain an organized inventory of supplies, tools, and equipment.
  • Regularly evaluate inventory levels and coordinate reordering to maintain adequate stock.
  • Conduct periodic audits to ensure accurate tracking of inventory items.
  • Ensure secure storage of inventory to minimize loss or damage.

Grounds Management:

  • Supervise and assist in maintaining the grounds, ensuring a clean and attractive environment.

Pool Maintenance:

  • Conduct routine testing of pool and hot tub water to ensure proper chemical balance.
  • Adjust chemical levels as necessary to maintain safe swimming conditions.
