Job Description

The Community Manager will oversee the day-to-day activities of the property, ensuring that all operational and financial objectives are met.

This individual will lead a team of leasing professionals, provide unparalleled customer service, and maintain a strong sense of community among residents.

Responsibilities

  1. Lead by example, setting a high standard for performance and behavior consistent with our core values and culture.
  2. Direct and motivate leasing professionals to achieve sales targets and enhance resident satisfaction.
  3. Analyze market trends, develop effective marketing strategies, and position Jones Street's properties as the most desirable and highest-performing in the market.
  4. Maintain accurate records of all community transactions, submit reports on a timely basis, and ensure compliance with company requirements.
  5. Manage resident concerns and requests, ensuring prompt resolution and maintaining resident satisfaction.
  6. Develop and implement resident retention programs, including resident functions, special promotions, and monthly newsletters.
  7. Exhibit versatility in managing site operations, creating and understanding management strategies to optimize team and individual performance.
  8. Maintain community appearance, ensuring all service requests are recorded, communicated, and completed in a timely manner.
  9. Provide ongoing training, instruction, and leadership to staff, assigning tasks and schedules as needed.
  10. Generate necessary legal documents and process according to state and company guidelines.
  11. Respond to and handle community emergencies, distributing company or community-issued notices as required.
  12. Deliver accurate and timely weekly and monthly community and financial reports.
  13. Create annual operating budgets in conjunction with regional and corporate management, holding teams accountable for operating expectations and performance.
  14. Manage the leasing and renewal process, guiding the team through effective sales and customer service retention strategies.
  15. Develop and implement strategies to beat market occupancy, resident retention, and portfolio rent collections while growing net operating income at each property consistent with ownership expectations.
  16. Perform unit inspections as needed, maintaining community value and curb appeal.
