Job Summary

The Assistant General Manager will work closely with the Senior General Manager to oversee the management of commercial properties, ensuring client satisfaction and achieving financial results. This role requires strong leadership and communication skills, as well as the ability to work effectively with cross-functional teams.

Key Responsibilities

  • Oversee the management and supervision of property administrators, ensuring compliance with company policies and procedures.
  • Represent the company in the local business and real estate community, promoting our reputation and capabilities to prospective clients.
  • Assist with the preparation and review of financial documents, including budget preparation and financial reporting.
  • Support the leasing process, including lease administration and tenant relations.
  • Manage the development and implementation of property manuals and online systems.
  • Work with the Client Accounting Services team to manage accounting processes and ensure compliance with financial documents.
  • Inspect facilities and equipment to determine the extent of service and equipment required.
  • Recommend and coordinate projects to enhance the value of commercial properties.
  • Work with the Building Engineer/Chief Engineer to assign employees to duties and ensure compliance with client and company guidelines.
  • Arrange for alterations, maintenance, and repairs to facilities as specified in the operating budget and management plan.
  • Competitively bid and prepare service contracts to ensure high-quality and cost-effective services.
  • Work with the Operating Engineer/Chief Engineer to ensure emergency evacuation procedures are in place and life safety systems are operating effectively.
  • Assist the Chief Engineer in meeting compliance criteria within the Compliance Excellence Program and Engineering Audit.
  • Manage the tenant move-in/move-out process to minimize disruption to established tenants.
  • Develop and implement the Quality Tenant Service (QTS) program at assigned buildings.

Requirements

  • Associate or bachelor's degree in a related field, such as finance, accounting, or business administration.
  • 3+ years of commercial property management experience, including budget preparation, financial reporting, and lease administration.
  • Strong leadership and communication skills, with the ability to work effectively with cross-functional teams.
  • Proficient knowledge of Microsoft Office/Suite and other software programs or technologies identified as standard for 3M.
  • Experience with Yardi, Kardin, and AVID a plus.
