We are seeking a highly skilled and experienced Maintenance Operations Manager to join our team at Corvias. Key Responsibilities- Leadership and Team Management: Provide leadership and support to the maintenance team, overseeing day-to-day operations, budget adherence, procurement, and development of the maintenance teams.
- Customer Service: Provide extraordinary customer service, creating an environment of teamwork and a culture of accountability.
- Policy and Procedure Development: Ensure uniformity of policies and procedures, being proficient in trades of maintenance, including plumbing, electrical, appliances, carpentry, and HVAC.
- Financial Management: Assist in the development of the annual maintenance operating budget and manage department expenditures within approved budget.
- Reporting and Analysis: Analyze financial and maintenance operations reports, make recommendations for improvement, and implement changes.
- Regulatory Compliance: Ensure staff and vendors follow all local, municipal, and state health, safety, and building code regulations.
- Supply Chain Management: Solicit and evaluate maintenance contract proposals, implement and supervise work safety programs, order maintenance supplies through approved purchase order systems, manage maintenance supply inventory, and ensure equipment and vehicles are maintained and safe to operate.
- Professional Development: Participate in and successfully complete all assigned leadership development programs and other assigned courses.
- Team Growth and Development: Identify opportunities to grow the team through training and development, utilizing hands-on and classroom-type curriculum.
- Inventory and Asset Management: Manage the inventory, vehicles, shipping, receiving, and recycling of materials and equipment between warehouse and neighborhoods.
- Education: High school diploma or equivalent required, college courses or technical school training strongly preferred.
- Experience: 7+ years of progressive experience in residential property management with an emphasis in facility management and maintenance, including 2+ years in a supervisory capacity.
- Skills and Certifications: Proven competency in 4+ trades, including plumbing, electrical, appliance repair, carpentry, masonry, and building construction required; HVAC, OSHA, EPA compliance, or trade skills/licenses a strong plus.
- Leadership and Communication: Ability to professionally interact with individuals of diverse backgrounds and at all organizational levels; effective written and verbal communication skills required.
- Financial Management: Proven success in budgeting, financial analysis, projections, and expense control.
- Team Leadership: Proven ability to train, develop, inspire, and lead high-performing and high-impact teams.
- Computer Proficiency: Computer proficiency, including working knowledge of word processing, spreadsheet, and database applications; familiarity with Entrata or property management software a plus.
- Customer Focus: Prioritizes and takes action on the needs of both internal and external customers.
- Teamwork and Collaboration: Capable of working well with others both on the team and cross-functionally to achieve individual goals, team goals, department goals, and/or organizational goals.
