Maintenance Manager Job Description

Bell Partners is seeking a skilled Maintenance Manager to join our team. As a key member of our community management team, you will be responsible for ensuring the beauty, safety, security, and wellbeing of our communities.

Key Responsibilities:
  • Manage and direct maintenance services for the community, supervising maintenance staff and performing maintenance tasks as needed.
  • Ensure the community and its grounds are in good repair, providing a safe and attractive environment for residents.
  • Recruit, hire, train, and supervise maintenance associates, conducting regular performance appraisals.
  • Respond to repair requests and maintenance concerns from residents and staff in a timely and professional manner.
  • Prepare apartments for new residents, ensuring proper removal and disposal of trash.
  • Maintain grounds, coordinate lawn service, and other outdoor grounds services from approved vendors as needed.
  • Develop and maintain the Community Compliance Manual, ensuring it meets specifications.
  • Ensure all maintenance items are stored safely to prevent injuries to residents, associates, and visitors.
  • Be available to residents, management, and staff on a regular and predictable basis.
  • Attend required meetings and training programs, staying up-to-date on industry best practices.
  • Follow all safety and OSHA requirements, ensuring a safe working environment.
  • Regular attendance and punctuality are essential for this role.
Requirements:
  • Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.
  • Proficiency in computer skills, including Ops Technology and email.
  • Availability to work days, evenings, weekdays, and weekends, as needed.
  • Demonstrate support of Bell Partners' Core Values.

  • Demonstrate ability to work effectively as part of a team.
  • Clear communication skills, both written and verbal.
Education and Background:
  • High School degree or equivalent required.
  • 2-5 years of maintenance experience, preferably in multi-family housing.
  • Personnel supervisory experience preferred.
  • HVAC, EPA, and/or CPO certifications may be required, depending on community staffing levels.

Compensation:

Hourly: $38.00
