Job Overview:

As a Maintenance Technician, also referred to internally as Service Technician, you will be essential in overseeing the physical assets, performing general maintenance repairs, preparing apartments for new residents, and executing preventive maintenance, along with construction or rehabilitation projects for the property.

Key Responsibilities:

  • Utilizes the service request system to organize and prioritize tasks with guidance from the Community Manager and Service Supervisor.
  • Completes a variety of maintenance tasks within designated responsibilities, including HVAC, electrical, plumbing, carpentry, appliance repairs, and apartment preparations, as well as maintaining exterior grounds and common areas.
  • Ensures prompt completion of service requests, reduces callbacks, and upholds high levels of customer satisfaction.
  • Follows company policies and procedures, overseeing the execution of preventative maintenance programs in accordance with BH guidelines.
  • Demonstrates sound judgment under pressure, effectively managing deadlines and adjusting priorities as needed.
  • Collaborates with the office team and Maintenance Supervisor to finalize move-in/move-out reports, coordinate work schedules, and communicate completed tasks to the Community Manager.
  • Assists in identifying and addressing community hazards, promptly reporting any issues to the Community Manager and Service Supervisor.
  • Participates in on-call duties, responding to resident requests and emergency situations within specified timeframes.
  • Manages inventory, places supply orders, and may be responsible for supply pick-up as required.
  • Performs other assigned duties as necessary.

Required Qualifications/Skills:

  • At least six months to one year of general maintenance and safety experience.
  • Proven proficiency in building maintenance, repair, and preventative maintenance programs, as well as appliance repairs.
  • Basic computer skills necessary for job responsibilities.
  • Ability to work independently with minimal supervision.
  • Strong time management skills and the ability to prioritize tasks effectively.
  • Positive and team-oriented attitude, capable of collaborating with diverse groups of individuals.
  • Possession of industry-specific hand tools.
  • Valid driver's license and reliable transportation.

Desired Qualifications/Skills:

  • Knowledge/experience in heating and air conditioning systems.
  • HVAC certification or willingness to obtain certification.
  • EPA Certification (Type II-domestic HVAC systems, 410A) or ability to acquire.
  • CPO (Certified Pool Operator) certification or willingness to obtain.

Work Schedule: 8am-5pm, Monday-Friday (schedule subject to variations). Occasional overtime may be necessary, including on-call duties as required to meet operational demands.

Physical Requirements/Environment: The role entails various physical demands typical of maintenance jobs, including both indoor and outdoor work environments. While performing job duties, employees may encounter conditions such as temperature variations, noise, chemicals, and other hazards. Safety equipment and precautions are mandatory.

Regular local and occasional regional/state travel may be necessary for this position via car or plane.
