Key Responsibilities:

The Facilities Maintenance Lead will work under the general supervision of the Community Manager. This role requires adherence to established policies and procedures, with any deviations needing prior approval from the Community Manager. The Facilities Maintenance Lead will be accountable for the following:

  • Overseeing the implementation and rigorous monitoring of the preventive maintenance program to ensure the preservation and upkeep of all facilities and equipment, including property cleanliness, timely completion of resident maintenance requests, and efficient preparation of units for re-rental.
  • Providing continuous emergency coverage and coordinating any absences with the Community Manager.
  • Conducting inspections of buildings and grounds, identifying any deficiencies in equipment or machinery, and communicating these issues to the Community Manager.
  • Supervising all maintenance staff and providing them with direction and support.
  • Ensuring the prompt and accurate completion of all repairs and work orders, and maintaining records in the master work order log.
  • Regularly inspecting the grounds and common areas to verify that maintenance staff are fulfilling their responsibilities in maintaining property standards.
  • Conducting periodic performance reviews of maintenance staff, updating them on policies and procedures, and scheduling necessary training.
  • Managing the maintenance shop's operations, including all mechanical equipment and project vehicles.
  • Purchasing supplies, with Community Manager approval, including small tools and low-cost equipment, following established purchasing guidelines.
  • Maintaining an inventory of supplies and equipment in the maintenance shop.
  • Overseeing the maintenance of project vehicles and tracking daily mileage.
  • Representing the owner in court when necessary.
  • Assisting the Community Manager in preparing the annual budget and the Operating and Business Plan.
  • Preparing bid specifications and obtaining competitive bids in accordance with CRM Residential's Contract Supervision Manual.
  • Assisting the Community Manager with various inspections and ensuring timely completion of related work orders.
  • Completing all incident reports within 24 hours of occurrence, including injuries and property damage.
  • Assisting the Community Manager in orienting new residents regarding proper usage of appliances and facilities.
  • Maintaining control and security of apartment keys.
  • Reporting any illegal activities conducted by residents or guests on the property.
  • Ensuring proper completion of Observation Checklists during exterminator visits and supervising extermination procedures.
  • Assisting the Community Manager in contractor hiring and supervision.
  • Being available for on-call duties to address emergencies or after-hours responsibilities as determined by the Community Manager, with travel time included in work hours.

Qualifications:

  • High School diploma or equivalent education required; 3-4 years of relevant experience may substitute for educational requirements.
  • 3-4 years of experience as a Facilities Maintenance Lead, preferably in property maintenance.
  • Experience in commercial or multi-unit residential properties is preferred, with varying experience levels based on property needs.
  • Experience with boilers or appliance repair/diagnostics is advantageous.
  • Strong oral and written communication skills are essential.
  • Current licenses/certifications in one or more building trades: electrical, plumbing, carpentry, HVAC, fire protection, or mechanical.
  • Valid driver's license and reliable transportation required.
  • Willingness to live on-site (with rent and most utilities covered).
  • Availability for on-call duties during nights and weekends as required.
  • General understanding of OSHA, fire prevention, and safety regulations is necessary.

Physical/Working Conditions:

  • Work environment includes indoor and outdoor settings with varying temperatures.
  • Ability to lift up to 55 pounds independently and assist with team lifts as needed.
  • This position involves prolonged walking and standing, as well as stooping, squatting, lifting, carrying, pushing, and climbing, including working on ladders at various heights.
  • Potential exposure to bloodborne pathogens and/or bodily fluids.
