Job Title: Facilities Maintenance Specialist
Job Summary: Responsible for the effective, efficient, and timely delivery of the company's services to various clients within a designated geographic area. Technicians are provided with a company vehicle and tools, traveling to multiple customer locations to maintain commercial properties. Duties include preventive maintenance and corrective repairs on buildings, equipment, and grounds while fostering direct relationships with clients to meet their service needs. Technicians employ a variety of trade skills such as carpentry, plumbing, electrical work, painting, roofing, HVAC, and more to address maintenance challenges.
Essential Duties and Responsibilities:
- Conduct preventative maintenance and repairs according to work order specifications, adhering to company protocols, regulatory standards, and safety guidelines.
- Perform minor plumbing tasks on existing systems, such as unclogging toilets and drains, repairing leaks, and replacing fixtures as necessary.
- Execute routine painting and carpentry tasks to maintain client facilities in pristine condition, including drywall repairs and matching paint for a uniform appearance.
- Carry out minor electrical maintenance within state law limits, including fixture repairs and bulb replacements.
- Conduct service and asset inspections as required.
- Utilize technology (tablet, smartphone) to:
- Access and complete work orders, including notes on services rendered.
- Create and submit service reports and quality inspection images.
- Submit timesheets, expense reports, and purchase logs.
- Acquire necessary materials and supplies to fulfill all tasks.
- Foster a positive relationship with clients, ensuring customer satisfaction through timely communication.
- Complete required safety and compliance training and participate in weekly safety meetings.
- Provide estimates for larger projects and additional services needed on-site.
- Perform other duties as assigned or required.
- High school diploma or equivalent certification/degree, or relevant professional experience in trades such as Electrical, HVAC, Plumbing, or Specialty Floor Care preferred.
- Two to five years of mechanical experience, including electrical, plumbing, and carpentry, or an equivalent combination of training and experience.
- Possession of applicable certifications, licenses, and a valid driver's license in good standing.
- Ability to read and understand instructions, including safety policies and procedure manuals; capable of writing routine reports and correspondence.
- Effectively present information in individual and small group settings.
- Complete assigned work orders promptly and communicate status through designated processes.
- Proficient in using handheld devices and business systems, including Microsoft Office and document management software.
- Comply with all relevant codes, regulations, and company directives related to building operations and safety.
- Maintain knowledge of and adhere to OSHA standards and company safety policies.
- Experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
- Regular local travel between properties is required.
Regularly required to stand, walk, use hands for handling, reach with arms, stoop, kneel, crouch, or crawl, and communicate effectively. Frequently required to climb or maintain balance. Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Work Environment:
Regular exposure to moving mechanical parts and electrical hazards. Occasionally exposed to wet and/or humid conditions, high places, fumes, airborne particles, toxic or caustic chemicals, outside weather conditions, extreme temperatures, and vibrations. The noise level in the work environment is typically moderate. Daily driving of a company vehicle is required.
