Position Overview:
We are looking for a dedicated Maintenance Operations Supervisor to join our dynamic team. In this full-time position, you will play a crucial role in ensuring that the physical components of our residential community adhere to both company standards and legal requirements.
Key Responsibilities:
- Lead and Inspire: Oversee, develop, and guide the maintenance team in identifying issues and executing repairs.
- Technical Expertise: Provide advanced knowledge and problem-solving skills in areas including HVAC, electrical systems, plumbing, pool upkeep, carpentry, drywall, exterior maintenance, and appliance servicing.
- Emergency Preparedness: Take responsibility for creating and managing a 24-hour on-call schedule for your team, ensuring your availability during emergencies such as snow or ice events.
- Inventory Management: Organize and maintain an inventory of all maintenance supplies and materials.
- Schedule Coordination: Develop and implement on-call schedules, preventive maintenance plans, and general work order timelines for the team.
- Regular Inspections: Conduct routine inspections of community facilities, including vacant units.
- Task Completion: Fulfill assignments as directed by the Service Manager.
Expectations:
- Possess a valid driver's license, a clean driving record, personal vehicle, and auto insurance.
- Reside within a 30-minute commute of the community.
- Hold an HVAC/EPA/CFC Certification.
- Exhibit exceptional communication and customer service abilities.
- Have 2-4 years of relevant experience.
- Possess a high school diploma or equivalent (GED).
- Be willing to undergo a background check and drug screening.

If you join Morgan Properties, your overall compensation package will be determined based on factors such as geographic location, skills, education, and experience, which may result in total compensation outside of this range.
