Position Summary:

Role of the Property Accountant:

The Property Accountant plays a crucial role in managing the daily financial operations for a designated portfolio of properties. This includes, but is not limited to:

  • Overseeing accounts payable and receivable
  • Managing collections and accounting for Common Area Maintenance (CAM)
  • Preparing budgets and financial reports, including Profit & Loss statements and Balance Sheets

Key Responsibilities:
  • Act as the accounting liaison for various departments within the assigned property portfolio
  • Prepare and distribute month-end financial closings
  • Conduct financial reporting and cash management
  • Maintain fixed asset records
  • Assist in the annual budget planning process
  • Perform CAM reconciliations and tenant billings
  • Ensure the integrity of financial records for the assigned properties
  • Train and mentor junior accounting staff
  • Review accounting tasks completed by team members
  • Address daily operational inquiries and issues
  • Prepare and distribute monthly financial statements, including journal entries and bank reconciliations
  • Supervise the Accounts Receivable process, including monitoring cash receipts and tenant billing adjustments
  • Coordinate the Accounts Payable process, ensuring proper invoice coding and approvals
  • Maintain sales data and review lease agreements for accurate billing
  • Oversee cash management procedures, including petty cash audits
  • Assist with the preparation of quarterly financial reports and annual reconciliations
  • Support payroll reporting and audit processes

Qualifications:
  • Bachelor's degree in accounting or equivalent experience preferred
  • At least 5 years of experience in Commercial Property Accounting
  • Proficient in both Cash and Accrual Accounting
  • Familiarity with GAAP standards
  • Ability to analyze and compile financial reports effectively
  • Skilled in managing multiple properties in a deadline-driven environment
  • Exceptional attention to detail and strong organizational skills
  • Ability to work independently with minimal supervision
  • Advanced proficiency in Excel and familiarity with MS Word and Outlook
  • Experience with accounting software such as AvidXchange, Yardi, RealPage, or SharePoint is preferred
  • Bi-lingual skills in English and Mandarin, Chinese, Japanese, or Cantonese are a plus
