Maintenance Technician Job Description

**Job Summary:**

We are seeking a skilled Maintenance Technician to join our team at Retirement Housing Foundation. As a key member of our facilities team, you will be responsible for ensuring the upkeep and maintenance of our properties.

**Responsibilities:**

* Complete daily work orders in a timely and efficient manner
* Conduct regular inspections of buildings, roofs, and common areas to identify any deficiencies
* Report any safety hazards to the Building Manager
* Maintain up-to-date preventative maintenance scheduling and performance
* Perform repairs and unclog toilets, sinks, and bathtubs
* Repair appliances, including refrigerators, stoves, and AC units
* Replace lights, fixtures, and electrical outlets
* Perform patching, painting, and caulking tasks
* Maintain storage and electrical rooms in a clean and orderly manner
* Conduct monthly fire extinguisher inspections
* Schedule and complete unit turnovers, including maintenance repairs, painting, and cleaning/carpet cleaning
* Perform janitorial duties, including dusting, cleaning laundry rooms and public restrooms, vacuuming, and dusting public areas

**Requirements:**

* Must be able to communicate in English, both verbally and in writing
* Ability to function in an on-call capacity and have reliable transportation
* Ability to lift or move objects weighing at least 50lbs
* Must be able to handle constant change in a fast-paced environment and deal with multiple people and situations simultaneously
* Ability to take initiative and work independently
* Must have at least 1 year of experience in this field
* REAC/INSPIRE knowledge and other regulatory inspections (preferred)
* Knowledge of sprinkler clocks and head repair (preferred)
