Maintenance Technician

Job Overview:
The Maintenance Technician is responsible for preparing vacant apartments for market-ready conditions. This involves various non-technical maintenance tasks such as painting, drywall repair, and caulking to ensure apartment homes are move-in ready for residents.
Key Responsibilities:
- Prepare vacant apartments for market-ready conditions according to company standards.
- Perform various non-technical functions such as maintaining exterior lighting, ground equipment repair, preventative maintenance, caulking, touch-up painting, pool maintenance, lock repairs, and other related tasks.
- May maintain and clean grounds to ensure property presentation meets company standards.
- Escalate maintenance issues and/or concerns to supervisor.
- Respond promptly to resident requests and refer to supervisor.
- Follow company procedures regarding the use of tools and equipment.
- Complete all required logs, paperwork, and checklists regarding inventory and/or hazardous chemicals.
- Adhere to all safety regulations and maintain a safe work environment.
- Must be able to work a flexible schedule, which may include working special events and/or weekends.
- Perform other duties as assigned.

Qualifications:
- High School Diploma or General Education Diploma (GED).
- Minimum 1-2 years of experience in maintenance field or related area.
Competencies:
- Ability to work independently with minimal supervision.
- Excellent time management skills: ability to prioritize work functions and keep track of activities completed and yet to do.
- Regular attendance, punctuality, and dependability.
- Shows concern for quality, accuracy, and completeness of assigned work duties.
- Follows established procedures and best practices for ensuring safety on the job and promotes safety within the work environment.
