Position Overview: The Floating Maintenance Technician plays a crucial role in supporting the Maintenance Supervisor to uphold the property’s physical integrity. This position is essential in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician is responsible for executing assigned tasks safely and efficiently, and will take on all maintenance duties in the absence of the Maintenance Supervisor.
Key Responsibilities:
- Conduct all activities in compliance with company policies and procedures, as well as state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
- Maintain knowledge of relevant laws and EPA and OSHA regulations.
- Monitor the property’s condition continuously and take immediate action to rectify any unsafe situations.
- Schedule and execute routine preventive maintenance on all relevant equipment as directed by the Maintenance Supervisor and Property Manager. Ensure all tools are kept in excellent condition.
- Be familiar with utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
- Perform clean-up and safety-related tasks in work areas.
- Ensure storage areas are secured when not in use.
- Diagnose and perform minor or routine maintenance or repairs daily, including:
- Electrical and plumbing systems
- Heating and cooling systems
- Appliances
- Irrigation systems
- Outdoor structures such as stairs, gates, and fences
- Flooring types including tile and carpet
- Roofing and gutter systems
- Lighting fixtures
- Fireplaces and ceiling fans
- Gas appliances
- Doors, cabinets, and windows
- Boilers
- Locks and security systems
- Wall repairs
- Pool areas and related equipment
- Inspect and assist in coordinating necessary make-ready repairs and services, supporting make-ready staff to meet deadlines.
- Report major repairs and requisition needs to the Maintenance Supervisor before any expenditures.
- Change and rekey locks as necessary.
- Assist in moving heavy appliances and equipment as required.
- Perform any additional tasks as requested by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials.
Qualifications:
- Strong proficiency in written, verbal, and numerical skills.
- Ability to manage multiple tasks effectively and lead the service team.
- Solid knowledge of carpentry, electrical, plumbing, and other relevant skills required for daily operations.
Education and Experience:
- Current certifications in EPA, CPO, and HVAC.
- A minimum of 2 years of experience in property management.
- A High School Diploma is required; a college degree is preferred.
- Willingness to pursue further certifications as required by industry standards and regulations.
Supervisory Responsibility:
This position does not have supervisory responsibilities.
Physical Demands:
The role is physically demanding, requiring the associate to be active rather than sedentary. Responsibilities may include walking, standing, bending, and carrying moderate items. No special physical demands are necessary to perform the job.
Work Environment:
Approximately 10% of the work will be conducted in an office setting, focusing on record-keeping and vendor ordering, while 90% will occur on the property, necessitating the ability to walk long distances, lift up to 75 lbs., climb, and work outdoors in various weather conditions. Reliable transportation and a valid driver's license are required, along with the ability to be contacted at all times as needed.
The work environment involves typical risks or discomforts requiring standard safety precautions, with adequate lighting, heating, and ventilation in work areas.
