Key Responsibilities:- Perform daily maintenance tasks in resident apartments and common areas, including plumbing, carpentry, and electrical repairs.
- Assess, assign, and follow up on daily work orders to ensure timely completion.
- Ensure completed work orders are properly documented and turned in to the designated area.
- Analyze mechanical data to identify and resolve heat and water problems.
- Perform daily repairs to common areas, including pumps, motors, fans, emergency generators, and HVAC systems.
- Assist the Director of Maintenance in performing complex repairs and maintenance tasks.
- Provide preventative maintenance on tools, equipment, and supplies to ensure optimal performance.
- Participate in maintaining inventory and tool control to ensure efficient operations.
- Keep the maintenance work area clean and organized.
- Report missing tools and safety hazards to the Maintenance Director promptly.
- High school diploma or equivalent required.
- Previous maintenance experience preferred.
- Good handyman skills and working knowledge of plumbing, electrical, and carpentry skills.
- Familiarity with common tools and repair techniques.
- Good organizational skills and ability to work under pressure.
This position requires standing for long periods, communicating effectively with others, and working in a fast-paced environment. The employee must be able to read, write, and speak fluent English. The employee will occasionally lift and/or move up to 25 pounds and may frequently bend, reach, grasp, and climb.
