Job Summary

We are seeking a skilled Maintenance Technician to join our team. The successful candidate will be responsible for maintaining the efficient operation and upkeep of our property buildings and grounds. This includes diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, and appliance maintenance.

Key Responsibilities

  • Perform general and higher-level maintenance services, including plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, and glass replacement.
  • Respond to resident service requests in a timely manner and notify management upon completion of service requests or pending work due to backordered supplies.
  • Keep pools, fountains, hot tubs, and other amenity areas clean and operable.
  • Conduct regular inspections and participate in preventative maintenance, including pool, exterior lighting, filter changes, and apartment inspections.
  • Perform routine maintenance punch on vacant units prior to new resident occupancy.
  • Clean work areas, tools, and equipment, and maintain and inventory all supplies and equipment owned by the property and/or the management company.
  • Adhere to OSHA standards and company safety policies at all times.
  • Maintain a professional appearance at all times and adhere to company uniform policies.
  • Perform make-ready and/or porter duties as required, based on property size.
  • Miscellaneous duties as required.

Requirements

To perform this job successfully, the individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Qualifications

  • High School diploma or general education degree (GED)
  • EPA Freon Certified (type 1 and 2 or Universal)
  • 3-5 years related experience and/or training

Communication Skills

The ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. The ability to write routine reports and correspondence and effectively communicate with residents, vendors, and contractors.

Physical Demands

The employee frequently is required to walk, climb or balance, and talk. The employee is frequently required to sit, stoop, kneel, squat, and crawl. The employee must frequently lift and/or move 25 pounds or more and, on rare occasion, move more than 100 pounds.

Work Environment

The employee may be exposed to outside weather conditions. The employee is exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
