Job Summary

We are seeking a highly skilled Maintenance Technician to join our team at Gallery Residential. As a key member of our maintenance team, you will be responsible for ensuring the inside and external buildings, grounds, amenities, and common areas of our properties meet our high standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Perform routine maintenance tasks, including repairs, replacements, and preventative maintenance to ensure the property's systems and equipment are functioning properly.
  • Respond to resident requests for service in a timely and efficient manner, completing work orders within 24 to 48 hours.
  • Conduct regular inspections of the property to identify safety and risk management concerns, and communicate concerns to management.
  • Assist in maintaining the grounds, common areas, and amenities by performing tasks such as trash removal, pressure washing, and painting.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts when possible, and practicing efficient use of materials and supplies.
  • May periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards.
  • Comply with company safety and risk-management policies, including attending safety meetings and completing required training.
  • Demonstrate excellent customer service skills, treating residents and others with respect and responding sensitively to complaints.
Requirements
  • High school diploma or equivalent preferred.
  • Employment history demonstrating safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Demonstrated ability to read, write, and communicate effectively.
  • Mathematical skills necessary to complete basic maintenance duties.
  • Ability to apply principles of logical thinking to define and correct problems.
  • Proficiency in internet, word processing, spreadsheet, and database management programs.
  • EPA certifications Type I and II or Universal for refrigerant recycling, as well as all certifications required by State and Local jurisdictions.
Work Environment

Incumbents work both inside and outside of apartment buildings and in all areas of the property, including amenities. Service Technicians have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
