Job Overview

Stone Mountain Management Corp is seeking a dedicated Make-Ready Technician to enhance our multi-family property management team. The primary role of the Make-Ready Technician is to ensure that recently vacated apartments are meticulously restored and prepared for new residents.

Key Responsibilities:
  • Conduct thorough inspections of all drywall damage and perform necessary repairs or replacements; prior experience with drywall is essential.
  • Guarantee that vacated apartments adhere to Stone Mountain Management's quality standards for re-leasing.
  • Assess the condition of all units prior to initiating repairs, including but not limited to: walls, appliances, electrical systems (outlets, lights, ceiling fans, etc.), plumbing fixtures, safety equipment (smoke alarms, fire extinguishers, etc.), window treatments, windows/doors, flooring, air ducts, and air filters.
  • Complete all required repairs and enhancements to apartment units in accordance with the community's make-ready checklist before resident move-ins.
  • Notify the Maintenance Supervisor of any repairs that necessitate third-party or external vendor involvement for scheduling.
  • Verify that all appliances are functioning correctly and report any repairs, replacements, or parts needed to the Maintenance Supervisor.
  • Assist with the removal of trash from apartment units.
  • Ensure that apartment units are properly caulked and sealed around windows, sink areas, toilets, bathtubs, and showers.
  • Perform touch-up painting for both vacant and occupied units as directed by the Maintenance Supervisor or Property Manager.
Qualifications:
  • Must have legal authorization to work in the United States.
  • A high school diploma or GED is preferred, or one (1) to three (3) years of relevant experience and/or training, or an equivalent combination of education and experience.
  • Ability to work a flexible schedule, including nights, weekends, holidays, and on-call emergency maintenance, may be required.
  • Must be capable of frequently lifting and/or moving up to 50 lbs.
  • Additional skills: Light Carpentry required, Light Electrical/Plumbing preferred.
