Key Responsibilities:
The Title Analyst, under the guidance of the Lead Agent or Right of Way Supervisor, is expected to have a thorough understanding of all right of way functions, including title research, permitting, acquisition, and documentation. The individual should possess strong knowledge of property valuation, survey drawings, and alignment sheets.
- Assist the Right of Way Supervisor in providing direction to Right of Way Agents.
- Obtain necessary permissions from landowners and tenants for property access.
- Negotiate for Right of Way options, easements, and other necessary documents while adhering to established pricing policies.
- Maintain a comprehensive diary of all interactions with property owners and tenants, along with a detailed weekly activity report.
- Keep an accurate log of all financial transactions related to Right of Way activities.
- Facilitate damage settlements as needed.
- Support construction operations as required.
- Document all Right of Way activities appropriately.
- Comply with the project Safety Plan.
Qualifications:
Education:
Associates Degree preferred or equivalent experience.
Professional Experience:
Technical Skills:
- Experience in a title-related role or as a title agent.
- Proficient in conducting land ownership research.
- Skilled in Microsoft Office applications, including spreadsheets and word processing.
- Possesses specialized knowledge in title research methodologies and techniques.
- Ability to analyze land descriptions and terminology, as well as surface and subsurface rights.
- Capable of identifying and resolving business, technical, and administrative challenges.
- Must work independently, exercising sound judgment while researching public records.
- Practical experience in applying and adapting standards and procedures.
- Advanced skills in plotting metes and bounds descriptions and converting various land measurement values.
Physical and Environmental Requirements:
The role requires the ability to lift and/or move up to 35 pounds. Employees should exercise good judgment when handling office supplies and furniture. Specific vision capabilities include close vision, distance vision, color vision, and the ability to adjust focus when using a computer monitor.
While performing job duties, employees must be able to sit, use hands and fingers to handle objects, reach with hands and arms, and communicate effectively. The position may involve standing, walking, stooping, kneeling, or crouching.
Additional Requirements:
Willingness to travel as needed for job responsibilities. Most work will be conducted in a well-lit, temperature-controlled office environment, with frequent fieldwork and interactions with governmental agencies and corporate clients.
