Key Duties:

  • Community Upkeep: Ensure the cleanliness and visual appeal of the property, including grounds, building exteriors, common areas, and amenities.
  • Maintenance Support: Assist in preparing vacant units for new residents, carry out necessary repairs or replacements, and address maintenance requests as needed.
  • Work Order Coordination: Discuss daily work order priorities with the Service Technician and Community Manager to ensure timely completion.
  • Regulatory Compliance: Follow company policies and community safety regulations, as well as federal, state, and local laws, including Fair Housing standards.
  • Preventative Care: Aid in tasks such as changing HVAC filters, cleaning storm drains, and checking mechanical systems.
  • Landscaping & Painting: Participate in landscaping efforts and perform painting tasks as required.
  • Litter & Waste Management: Collect litter, empty and sanitize waste containers, and ensure all refuse is cleared from units during preparation activities.
  • Team Support: Collaborate with office and maintenance teams on various tasks, including inspecting units and preparing reports.

Qualifications:

  • Experience: A minimum of one year in maintenance or a related field.
  • Knowledge: Familiarity with building maintenance, repair protocols, preventative maintenance programs, and appliance repair is advantageous.
  • Skills: Basic understanding of maintenance tasks, hand tools, and cleaning equipment. Strong problem-solving abilities, attention to detail, and decision-making skills are essential.
  • Customer Service: A strong commitment to providing excellent customer service as part of a community-focused team.

Physical Requirements:

  • Ability to bend, stoop, twist, and reach overhead for extended periods.
  • Capacity to work outdoors for prolonged durations.
  • Ability to lift, push, pull, and carry a minimum of 50 pounds, with the capacity to manage up to 100 pounds with assistance.
  • Must be able to walk, stand, sit, balance, climb stairs, and use hands and fingers to handle tools and equipment.
