Position Summary:The Financial Operations Controller for the Re:Sources US Property will oversee finance operations, reporting directly to the VP, Financial Controller Americas. Candidates should possess a robust background in accounting, financial planning & analysis (FP&A), and controlling.
Key Responsibilities:- Lead a team of assistant controllers, business analysts, and administrative staff across the US and Costa Rica, collaborating with operational teams and senior management on key reporting metrics.
- Manage the preparation of budgets, forecasts, and variance analyses at both the total US occupancy cost level and detailed leased building level.
- Act as a finance business partner to the US Real Estate and Group Real Estate Directors, closely monitoring the cost structure of Real Estate Property buildings and supporting management in achieving synergies and savings within the US real estate profit and loss statements.
- Standardize the methodology for recharging occupancy costs to all agencies, working closely with senior finance management of US agencies.
- Coordinate with the Tax Department to understand tax implications, including Property Taxes and Commercial Rent Taxes, while overseeing payment processes.
- Develop a comprehensive understanding of US leases, including contractual CPI increases and common area maintenance charges, to effectively forecast cost increases and devise savings plans with the Real Estate team.
- Create and implement tools and dashboards for tracking cost transfers and managing expenses related to building operations.
- Manage budgets at a granular level (by building) while providing high-level reporting to management.
- Generate monthly and quarterly financial reports as required.
- Oversee actual closing processes, coordinating the preparation of financial statements with the accounting team, reviewing general ledger account reconciliations, and preparing variance analyses against budgets and forecasts.
- Ensure compliance with internal procedures and financial monitoring controls, adhering to Group regulations.
- Serve as the primary contact for both external and internal auditors.
- Manage all financial aspects associated with the transfer of occupancy costs from the agencies to Re:Sources.
- Minimum of 10 years of relevant experience.
- Preferred CPA designation with strong FP&A and reporting capabilities.
- Experience in Public Accounting (Big 4 or equivalent) is advantageous.
- Audit experience is desirable.
- Proficiency in Excel, SAP, and HFM is essential; familiarity with PowerBI is a plus.
- In-depth knowledge of IFRS16 from the tenant perspective.
- Strong commitment to timely assignments and high-quality work.
- Exceptional organizational skills, attention to detail, and the ability to prioritize and multitask effectively.
- A seasoned professional with excellent judgment and interpersonal skills, capable of working independently or collaboratively.
- Experience in team management, as this role will oversee direct reports in the US and Costa Rica.
- Outstanding analytical skills with the ability to assess data and propose solutions to business challenges.
- Effective communicator with the ability to engage and present to senior leadership.
