The Bainbridge Companies is seeking a skilled Portfolio Manager to oversee the management of its residential properties. This role will be responsible for implementing cost control and revenue improvement programs, developing annual operating budgets and sales/marketing plans, and supervising a highly skilled on-site staff.
Salary: $65,000 - $90,000 per year, depending on experience.
Key Responsibilities:- Maintain high net operating income through effective cost control and revenue improvement programs.
- Establish and implement leasing goals, manage lease expiration program, and analyze operational information for impact on NOI.
- Develop yearly operating budgets/forecasts and sales/marketing plans.
- Manage on-site staff with recruitment, training, motivation, and development programs.
- Maximize rental income while minimizing expenses.
- Monitor timely receipt and reconciliation of rent collections and ensure landlord/tenant statutes are followed.
- Evaluate and recommend changes on rent/pricing strategies.
- Analyze and evaluate monthly and/or quarterly financial statements.
