Job Overview

The Facilities Maintenance Specialist position is essential for a condominium community, focusing on the upkeep of shared spaces.

Key Responsibilities

  • Execute daily work orders based on provided instructions.
  • Support the maintenance of mechanical systems and operations.
  • Carry out minor repairs and routine maintenance tasks in carpentry.
  • Refresh paint in common areas and conduct inspections to identify additional needs.
  • Assist with physical tasks, including moving heavy items, while adhering to safety protocols.
  • Conduct daily inspections of assigned areas and report any maintenance issues to the Supervisor.
  • Ensure all equipment is maintained in optimal working condition.
  • Perform various cleaning duties, including restroom sanitation and waste removal.

Additional Responsibilities

  • Uphold the highest standards of personal and professional conduct in all business dealings.
  • Participate in operations as necessary to maintain workflow and meet deadlines.
  • Engage in meetings and collaborative workgroups to address issues and stay informed on policies and regulations.
  • Adhere to all safety measures while performing tasks.
  • Follow established policies and Standard Operating Procedures as directed by Management.
  • Complete special projects and additional tasks as assigned.

Qualifications

A high school diploma or equivalent is preferred, along with general experience in building maintenance and repair work, or a comparable combination of education and experience.

Skills & Competencies

  • Proficient in using equipment safely and effectively.
  • Strong customer service and interpersonal skills.
  • Ability to respond promptly to emergencies.

Tools & Equipment

Utilization of hand tools, cleaning supplies, and personal protective equipment as necessary.

Work Environment

This role involves working both indoors and outdoors, with exposure to various environmental conditions. The candidate must be capable of standing for extended periods, as well as sitting, walking, crawling, climbing, and lifting up to 50 lbs. The position requires the ability to navigate the property efficiently and respond to auditory and visual alarms. Flexibility in working hours, including weekends, may be necessary.
