Assistant Property Manager

We are seeking a highly skilled and organized Assistant Property Manager to join our team at Salmon Falls Property Management. As a key member of our property management team, you will be responsible for ensuring the smooth operation of our properties, managing financial duties, and providing exceptional customer service to our residents.
Key Responsibilities:
- Administer daily property operations, monitor work completed by maintenance staff, and ensure compliance with company standards.
- Process rent collections, manage delinquent accounts, and generate legal documentation as needed.
- Monitor and maintain an accurate waitlist for rental units, ensuring compliance with fair housing regulations.
- Show units to prospective tenants, process applications, and verify required documentation.
- Process vendor invoices, coordinate apartment make-ready procedures, and monitor expenditures to stay within budget.
- Assist in preparing monthly financial and variance reports, as well as quarterly and year-end reports as required.
- Maintain professional relationships with agencies, owners/boards, and vendors, and market and lease properties according to owner policies and applicable laws.
- Resolve resident problems, conflicts, and lease violations, and document activities as needed.
- Consult with owners, legal counsel, and attend court hearings as necessary.
- Conduct daily property walks to ensure cleanliness, safety, and attractiveness, and perform periodic inspections to identify areas for improvement.
- Prepare properties for audits or inspections, and report major emergencies or incidents to owners immediately.
- Maintain current industry certifications and attend continuing education as required.
Requirements:
- Previous experience in property management or a related field, with familiarity with rental contracts and leases.
- Ability to build rapport with tenants, multitask, and prioritize tasks effectively.
- Excellent written and verbal communication skills, with proficiency in software programs such as Rent Manager.
