Job Summary

The Maintenance Supervisor is a key member of the Trilogy Residential Management team, responsible for overseeing and performing technical and mechanical work to ensure the inside and outside of the physical structures, units, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.

Key Responsibilities
  • Coordinate the turnover of vacant apartments and perform any required maintenance.
  • Ensure completion of all service requests and notify residents after each service is performed.
  • Inspect community and apartments on an ongoing basis, recording and correcting deficiencies.
  • Order supplies and parts within budgetary guidelines and maintain accurate inventory.
  • Monitor vendor performance and manage work onsite.
  • Identify and qualify potential vendors by company policy and bid out contracts and service work on an ongoing basis.
  • Develop systems and processes for the overall appearance of the property, make-readies, work orders, emergencies, and training.
  • Deliver notices to residents and become proficient with property management software.
  • Assist with all capital projects in coordination with the Regional Property Manager.
  • Assist the Property Manager in developing the budget for regular repair and maintenance as well as capital expenses.
  • Conduct regularly scheduled safety meetings and ensure property compliance with OSHA and other safety-related laws and requirements.
  • Complete monthly and quarterly preventative maintenance procedures.
  • Conduct ongoing inspections and inspect work done by other members of the maintenance team as well as contractors.
  • Support cost-cutting and expense control programs.
  • Oversee key control for the property and be responsible for being on-call/taking emergency calls as needed seven days a week.
  • Assist and/or work during onsite events as needed.
Requirements
  • Minimum of 2 years of experience as a maintenance supervisor.
  • Demonstrated ability to manage multiple and complex operational matters daily.
  • Results-oriented with the ability to balance all business considerations.
  • Excellent interpersonal skills and oral presentation skills.
  • Possess exemplary customer service skills and help retain existing residents through great service.
  • Must have all certifications as required by State or Local jurisdictions.
  • High school diploma.
