Key Responsibilities:
  • Perform routine maintenance and repairs on home systems, including HVAC, audio/visual, pool/hot tub service, and plumbing.
  • Conduct basic repairs to interiors and exteriors of homes, including painting, drywall repair, and basic construction.
  • Move equipment, appliances, and furniture as needed.
  • Remove items from homes for disposal.
  • Maintain lawns, walkways, driveways, and other exterior areas.
  • Diagnose problems, replace or repair parts, test, and make adjustments as needed.
  • Provide emergency/unscheduled repairs to homes, as well as regular preventive maintenance and scheduled maintenance repairs.
  • Perform general maintenance arrival audits prior to owner or guest arrivals and departure audits upon owner or guest departure.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Track and maintain assigned tool inventory.
  • Maintain detailed records of service performed in all units, according to the daily timesheet.
  • Record billable items and hours to be billed to guests and/or owners for work orders.
  • Communicate the completion and progress of assigned work orders.
  • Comply with safety regulations and maintain clean and orderly work areas, including work vehicles.
  • Operate HOA vehicle in a safe, courteous, and professional manner.
  • Participate in snow and ice removal as needed.
Requirements:
  • Valid driver's license with 3+ years of driving experience and a good driving record.
  • Ability to pass pre-employment testing, including drug testing and/or background screening.
  • Ability to lift 75 lbs. and be active up to 85% of the work day.
  • Previous experience in a similar role.
  • Basic knowledge of audio/visual, electrical, plumbing, mechanics, and appliance repair.
  • Proficiency in technology, including cell phones and basic computer skills.
  • Ability to learn new software.
  • Basic organizational skills to effectively record and catalogue documents on work performed.
  • Proactive and flexible approach to job duties and problem-solving.
  • Ability to exercise good judgment.
  • Effective oral communication skills.
  • Strong customer focus.
  • Keen attention to detail.
  • Ability to manage multiple tasks/projects at once.
Desired Qualifications:
  • HVAC certification.
  • Experience in the hospitality industry.
Work Schedule:

This is a full-time position. Due to the nature of the job, the Maintenance Technician should be flexible with their hours. Weekends and holidays are required and will generally be busy and considered working days with guest arrivals and departures. Guests can arrive at unpredictable times, and the Maintenance Technician should be available in case of an emergency, which includes evening and on-call hours.
