Maintenance Technician Job Description

Open Management Ltd is seeking a skilled Maintenance Technician to join our team at our manufactured housing community in Panama City, Florida.

  • Responsibilities:
    • Respond to tenants' maintenance requests in a timely and professional manner.
    • Perform routine property maintenance tasks, including cleaning, painting, and interior/exterior maintenance.
    • May include:
      • Transporting and installing appliances, such as stoves, refrigerators, and dishwashers.
      • Loading and unloading trucks and other conveyances, and moving supplies and materials to the proper location.
      • Repairing and fabricating window and door screens and frames.
      • Digging, filling, and tamping earth excavations, and leveling grounds using a pick, shovel, tamper, and rake.
      • Removing floor tile, sheet vinyl, ceramic floor tile, and plywood, and removing damaged drywall.
      • Operating power blowers or using brooms to clean rooftops, sidewalks, and driveways of leaves and debris.

Position Requirements:

  • A High School diploma or GED is required.
  • Entry-level knowledge of basic maintenance is preferred.
  • Construction experience is desired.
  • The ability to understand, read, write, and speak English is essential to follow basic instructions, take direction from supervisors, respond to routine questions, and communicate effectively with clients, visitors, and organization staff.

Travel:

This position requires the willingness and ability to conduct local travel as needed, which may involve running errands related to business operations and fulfilling various tasks that contribute to the smooth functioning of the park and tenant's needs.
