POSITION SUMMARY: The Facilities Maintenance Manager oversees all functions of the Engineering department, ensuring the effective operation, upkeep, and repair of all heating, ventilation, refrigeration, and mechanical systems. This role involves developing, coordinating, and monitoring a comprehensive maintenance program to guarantee the safety and comfort of all staff and guests. The manager will supervise, train, and lead the Engineering team.

Essential Qualifications/Core Competencies:

EDUCATION & EXPERIENCE REQUIREMENTS:

High School Diploma or General Education Degree (GED) or equivalent work experience.Proven experience in advanced maintenance skills and knowledge of managing an engineering department. Familiarity with modern building controls and maintenance is preferred.Proficient computer skills are essential. Familiarity with Microsoft Office is preferred. Experience with hotel management systems is a plus.Knowledge of methods and materials used in general building maintenance, including carpentry, plumbing, electrical systems, and HVAC. Skilled in the use and repair of common maintenance tools and equipment.Strong command of the English language.Excellent communication skills, both written and verbal.Ability to exert physical effort in lifting and transporting items weighing at least 50 pounds.Capable of pushing/pulling carts and equipment weighing up to 150 pounds.Ability to perform various physical movements throughout the work environment.Ability to effectively communicate with guests, management, and co-workers.Must be able to stand and maintain mobility for up to 8 hours. Willingness to work a flexible schedule, including nights, weekends, and holidays.

Key Responsibilities:

Conduct inspections and assessments of buildings, equipment, and grounds to identify maintenance and preventive maintenance needs.Ensure accurate documentation for the Preventative Maintenance program using appropriate software to meet brand standards.Develop work procedures and assign tasks to maximize service quality and productivity.Prepare and present cost estimates and repair options, including feasibility assessments and logical solutions for maintenance requests.Collaborate with relevant personnel on maintenance budgeting, long-term planning, and capital expenditures.Engage contractors or craftsmen for bids or estimates as necessary.Coordinate with vendors and suppliers to secure the best prices, quality, and warranties for purchases.Establish job priorities and ensure timely completion of required work to professional standards.Manage inventory of materials, supplies, and equipment.Oversee the use of maintenance department space, equipment, and materials.Maintain records of work completed, operational statistics, repair and maintenance costs, and utility usage.Ensure building security through effective lock and key control.Conduct fire safety training and oversee emergency procedures until the fire department arrives.Organize and conduct regular fire drills.Perform monthly fire and safety inspections with representatives from the Executive Committee.Regularly inspect the hotel for necessary repairs.Ensure all staff members receive proper training.Perform tasks of supervised workers when required.Maintain guest confidentiality at all times.Assist in emergency situations to protect guests and staff, and to preserve the building and its systems. Act swiftly and responsibly to restore normal operations.Adhere to all departmental, company, and hotel policies and procedures, as well as brand standards.
