Position Overview:

The Financial Analyst plays a crucial role in providing comprehensive financial and accounting insights while acting as the primary accounting authority for various properties. This role encompasses the management of general ledger accounting, financial reporting, and budgeting responsibilities.

Key Responsibilities:

  • Take full accountability for accounting and financial reporting for designated properties, ensuring a thorough understanding of information from shared services departments and its economic implications.
  • Ensure compliance with GAAP standards for properties, including the reconciliation of general ledger accounts.
  • Conduct detailed analyses of factors influencing net operating income and profitability.
  • Prepare partner distribution analyses in relation to anticipated cash flows and current financial standing.
  • Generate accrual and journal entries at the end of each month.
  • Compile monthly financial statements along with a comprehensive working paper package that includes quarterly variance comments.
  • Perform monthly comparisons of actual results against budget and prior year figures, collaborating with the Property Manager to explain variances.
  • Develop quarterly projections and budgets for accounting data related to assigned properties.
  • Oversee the timely payment of debt service, ground leases, real estate taxes, and other special payments, while reconciling related general ledger accounts.
  • Act as the primary contact for Accounts Payable and Property Mall Team regarding general ledger coding inquiries.
  • Research agreements and ordinances to ensure accurate financial calculations.
  • Engage in special projects as needed.
  • Assist with year-end audits alongside external auditors and prepare tax return documentation with the in-house tax accountant.
  • Perform additional duties as required.

Qualifications:

  • Bachelor's Degree in Accounting.
  • 1 - 2 years of relevant experience.
  • Strong understanding of accounting principles.
  • Proficient problem-solving skills through analysis of financial data.
  • Advanced proficiency in Excel.
  • Excellent communication skills and a collaborative mindset.
  • Ability to perform essential job functions with or without reasonable accommodation.
