Qualifications:
Education: High School Diploma or General Education Degree (GED) is required.
Experience: A minimum of one to two years of relevant maintenance experience is essential.
Computer Skills: Proficiency in using a computer and maintenance management software is necessary.
Certificates & Licenses: A valid Driver's License is required; certifications in electrical, plumbing, or HVAC are preferred.
Other Requirements: Availability to be on call and respond to maintenance emergencies as needed.
Physical Demands: Ability to stand, walk, climb, squat/kneel, bend, and lift/carry a minimum of 50 lbs. occasionally; push/pull a minimum of 50 lbs. (up to 100 lbs. occasionally); possess vision capabilities (near, distance, color, peripheral, depth perception); and wear Personal Protective Equipment (PPE).
Key Responsibilities:
- Receive and assess resident work orders, completing tasks within designated time frames while documenting progress and needs for further action.
- Coordinate with external vendors for service delivery, including obtaining initial proposals for supervisor approval and maintaining necessary documentation.
- Conduct routine inspections of grounds, facilities, and equipment to identify maintenance needs.
- Assist in scheduling and performing unit inspections as per organizational policies.
- Perform preventive maintenance to ensure the efficient operation of machinery and systems.
- Diagnose mechanical issues and determine corrective actions, utilizing repair manuals or consulting with third-party vendors as necessary.
- Install, assemble, repair, and maintain electrical and gas appliances, plumbing systems, and fixtures.
- Provide grounds maintenance services, including landscaping and snow removal.
- Estimate repair costs and execute repairs as authorized or escalate to management for approval.
- Assist in managing budgets and invoicing processes.
- Communicate project statuses and relevant information to the administration.
- Ensure compliance with Housing Quality Standards across all units and properties.
- Participate in meetings and training to stay updated on industry practices and skill development.
