Key Responsibilities:

  • Manage the physical operations and upkeep of the property portfolio, addressing inquiries and requests from both internal teams and external stakeholders promptly and effectively.
  • Interpret, negotiate, and manage contracts with service providers and relevant legal documents associated with the properties.
  • Ensure timely collection of revenues and enhance existing systems to improve collection processes and operational efficiency.
  • Collaborate with senior management to assess the financial and physical status of each property, implementing financial directives as needed.
  • Generate and present monthly financial reports to ownership, providing insights into property performance.
  • Develop, review, and approve annual budgets and income forecasts, analyzing monthly expenditures and operational efficiencies.
  • Conduct monthly property inspections to assess conditions, guide contractors on tenant improvements, and ensure compliance with lease agreements and company policies.
  • Track critical lease dates, including rent commencements, expirations, renewals, and tax deadlines.
  • Design and oversee a Capital Improvement Plan, managing project cycles, budgets, and timelines for property enhancements.
  • Ensure accurate coding of invoices for payment and verify that utility and maintenance expenses align with expectations.
  • Address complex issues involving commercial tenants, vendors, and contractors, coordinating with legal counsel as necessary.
  • Ensure prompt and professional handling of tenant repair and maintenance requests, focusing on quality and cost-effectiveness.
  • Perform additional property management duties as assigned.

Qualifications:

  • Proven ability to work independently and collaboratively in a fast-paced environment with strict deadlines.
  • A minimum of 5 years of experience in retail or commercial property management.
  • Familiarity with community shopping center tenants and retail construction processes.
  • Strong management skills with the ability to analyze issues, gather relevant data, and implement effective solutions.
  • Experience in commercial real estate accounting.
  • Demonstrated proactive approach and ability to juggle multiple projects with an organized and systematic methodology.
  • Exceptional negotiation skills and a keen eye for detail.
  • Strong verbal, written, and interpersonal communication skills to maintain a professional demeanor.
  • Proficiency in Microsoft Excel, Word, MRI, Yardi, and Avid Exchange.

Work Environment:

This is a full-time position with a salary range of $85,000 to $100,000 per year. Benefits include 401(k) plans, health insurance, paid time off, and more. The role requires in-person work.
