Job Title:
Maintenance Helper

Job Summary:
As a Maintenance Helper at EMCOR Group, you will perform preventive maintenance, troubleshoot, and repair commercial property by self-performing or coordinating subcontracting of various duties. This role requires a strong problem-solving ability, logical thinking, and the ability to work independently with minimal supervision.

Key Responsibilities:
1. Perform preventive maintenance work orders according to schedule, ensuring all work is completed accurately and on time.
2. Execute all work in a safe and professional manner, adhering to safety rules and regulations.
3. General cleaning of property, including trash and graffiti removal, pressure washing, recycling, and deficiency reporting.
4. Perform landscaping and snow removal duties, including light tree trimming, irrigation knowledge, and support, plant watering in summer months, and clearing and salting walkways during snow events.
5. Maintain and repair interior and exterior finishes of buildings, reporting deficiencies as needed.
6. Paint interior and exterior walls and trim, light poles, trash cans, mall office, and general touch-ups around property.
7. Assist the Lead Technician in maintaining tools and equipment, completing and submitting paperwork, and daily logs accurately and on time.
8. Communicate with on-site vendors, coordinate work, timelines, and access for vendors, and report deficiencies as needed.
9. Perform light plumbing repairs to mall offices and restrooms, general plumbing troubleshooting, and reporting.

Requirements:
1. Two years of training, education, and experience in a related field.
2. Two to five years of maintenance experience and familiarity with commercial property maintenance.
3. Valid driver's license.
4. Ability to read and interpret documents, write routine reports, and speak effectively before groups of customers or employees.
5. Strong problem-solving and logical thinking skills.
6. Ability to adapt to rapidly changing situations and work overtime on short notice.
7. Self-motivated with the ability to handle multiple jobs with minimal supervision.

Competencies:
1. Ability to apply common sense understanding to carry out instructions in written, oral, or diagram form.
2. Ability to deal with problems involving several concrete variables in standardized situations.
3. Ability to calculate figures and amounts, apply concepts of basic algebra and geometry, and manage time wisely.
4. Effective communication and time management skills.

The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.

Work Environment:
While performing the duties of this job, the associate is regularly exposed to moving mechanical parts and risk of electrical shock. The associate is occasionally exposed to wet and/or humid conditions, high, precarious places, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, extreme cold, extreme heat, and vibration. The noise level in the work environment is usually loud. The associate is routinely required to work at heights while using lifts and ladders.
