Position Summary: Senior Estimator
The Senior Estimator plays a crucial role in managing the bidding and estimation processes for various mid-sized to large-scale projects. This position demands excellent time management, communication, and client service abilities. The Senior Estimator is responsible for proactively following up with subcontractors to ensure timely receipt of bids and collaborating with Project Management teams to monitor bids and budgets throughout the project lifecycle. This role requires a blend of experience and judgment to effectively plan and achieve objectives.
Key Responsibilities:
- Structural Concrete Estimation: Deliver detailed estimates encompassing workforce production, material costs, subcontractor, and vendor pricing. Provide ongoing support for change order estimates throughout the project.
- Budget and Estimate Production: Generate accurate and detailed budgets and estimates within specified timeframes.
- Cost Analysis: Identify atypical project costs and develop strategies to align them with expected benchmarks. Document and communicate suggestions with stakeholders to mitigate deviations during the design phase.
- Market Insight: Utilize knowledge of current market conditions to explain variations in expected costs.
- Mentorship: Assist in the development and training of junior estimators.
- Conceptual Estimating: Conduct conceptual estimates for civil, architectural, and structural components of projects, with project volumes ranging from $10k to $100mm, typically between $20mm and $75mm.
- Project Coordination: Ensure adequate participation from trade partners through reviews and presentations.
- Cost Revision Logs: Prepare and maintain Cost Revision Logs (CRL), including pricing for potential cost-saving measures.
- Leadership: Take the lead on projects, including presentations to stakeholders.
- Liaison Role: Act as a key point of contact between owners, architects, subcontractors, and the company.
- Quantitative Surveys: Produce accurate pricing and surveys from project inception to the establishment of a working budget, GMP, or Lump Sum Price.
- Document Coordination: Manage project documents for GMP and Lump Sum Bid delivery methods.
- Clarifications and Qualifications: Outline clarifications and qualifications within estimates.
- Backup Estimates: Provide support for estimates during analysis and review processes.
- Cost Estimate Sources: Secure and maintain contacts for cost estimates on specialty items.
- Indirect Costs Identification: Recognize indirect costs and General Condition items within estimates.
- Unit Price Knowledge: Develop a strong understanding of unit prices and material/labor components.
- Relationship Management: Build and maintain relationships with subcontractors and suppliers to ensure competitive pricing.
- Estimate Package Compilation: Compile comprehensive estimate/bid package breakdowns based on input from team members.
- Estimating Protocols: Establish estimating protocols for specific documentation types.
- Creative Pricing Strategies: Demonstrate creativity and resourcefulness in obtaining competitive pricing from subcontractors.
- Bid Submission: Ensure 100% of bids and budgets are submitted by the deadline, allowing sufficient time for review and modifications.
- Foundation Software: Enter all relevant information into Foundation Software.
Knowledge, Skills & Abilities:
- Proficient in navigating complex software platforms such as Excel, Sage, Destini, Microsoft Office 365, Microsoft Project, Procore, Bluebeam, Smartsheet, Zoom, Revit, Building Connected, Assemble, and Foundation Accounting (or similar construction accounting software).
Experience Requirements:
- BS or MS degree in Construction Management, Engineering, Architecture, or a related field, or equivalent experience.
- Minimum of 6-10 years of relevant experience.
- Current driver's license.
Physical Requirements:
- Ability to lift up to 20 pounds.
Authority:
The Senior Estimator operates under the guidance of the Senior Estimator, Senior Project Manager, and Executive Team, overseeing and coordinating the project team's daily efforts.
Work Conditions:
This position typically requires 8-10 hours of work per day, Monday through Friday. The role involves sitting, walking, standing, hearing, visual acuity, and utilizing computer and office equipment. Occasional site visits may be necessary.
