Role Summary

The Maintenance Manager is responsible for ensuring all maintenance and repair tasks for military housing are completed efficiently. This role includes leading a team of maintenance technicians and administrative staff.

Key Responsibilities

  • Directs maintenance technicians and administrative staff in performing repairs and preventive maintenance on military housing units, covering structural, appliance, HVAC, plumbing, and general household repairs.
  • Collaborates with supervisors to manage workload and prioritize work orders and preventive maintenance tasks.
  • Addresses customer concerns professionally and provides updates on work progress.
  • Conducts inspections of completed work to ensure compliance with safety and quality standards.
  • Manages contractor selection for various maintenance services and oversees vendor quality reviews.
  • Maintains accurate maintenance logs and provides regular reports to leadership.
  • Conducts team meetings and provides necessary training to ensure compliance with safety standards.
  • Responds to emergency situations and is available on-call for maintenance team members.
  • Ensures all maintenance staff adhere to company policies and procedures.

Supervisory Duties

Responsible for hiring, scheduling, and evaluating staff performance, as well as making recommendations for promotions or disciplinary actions.

Knowledge, Skills & Abilities

  • Proficient in all aspects of residential maintenance, including HVAC, plumbing, electrical, and landscaping.
  • Strong organizational and decision-making skills.
  • Excellent communication skills, both written and verbal.
  • Ability to work effectively in a team-oriented environment.
  • Valid driver's license and ability to meet company motor vehicle policy requirements.

Work Environment

This position primarily involves office work with regular oversight of maintenance activities. Visits to construction or renovation sites may require personal protective equipment.

Physical Requirements

Regular communication via phone and email is essential. The role may involve walking, climbing, and lifting up to 50 pounds.

Travel Requirements

Minimal travel is expected for this position.
