Maintenance Technician

The Maintenance position at United Church Homes is responsible for ensuring the upkeep and maintenance of all areas of the property and its surroundings. This includes completing work orders, troubleshooting appliances, and coordinating with office staff to prepare units for new residents.
Key Responsibilities- Participate in special activities as required, such as safety committee meetings and mentoring new hires.
- Maintain an attractive community by cleaning sidewalks, sweeping, trash pick-up and removal, cleaning parking lots, and leaf removal.
- Inspect driveways and sidewalks for repair, mow and edge lawns, maintain tree, shrub, and planting care, remove snow from parking lots and sidewalks, and maintain sprinkling systems.
- Complete regular tasks to maintain the appearance of the building, including daily inspections and cleaning of the entrance vestibule, lobby, hallways, laundry rooms, elevators, trash rooms, stairwells, public restrooms, social rooms, office and reception area, and floor maintenance.
- Perform apartment reconditioning tasks, including cleaning and refurbishing newly vacated units, checking for maintenance issues, and preparing units for painting.
- Work with the manager to inspect all units annually and perform needed maintenance work.
- Uphold emergency maintenance procedures, including responding to major problems and coordinating with local authorities as necessary.
- Complete miscellaneous work orders as issued by the Housing Manager, including replacing light bulbs, maintaining water heaters, and troubleshooting appliances.
- Coordinate with outside vendors and contractors for large or advanced maintenance projects.
- Be on-call 24 hours a day, 7 days a week for emergency situations.
- Coordinate with the manager to set and uphold annual maintenance budgets.
- May assist with training other Maintenance staff.
- High School Graduate or General Education Degree (GED) required.
- One (1) or more years of related experience preferred.
- Technical training or maintenance certifications helpful.
- Must obtain and maintain mandatory state and federal requirements and certifications for practice or occupation.
- Must possess a valid driver's license.
- General knowledge and experience in electrical, plumbing, HVAC, landscaping, carpentry, and basic maintenance required.
- Strong interpersonal and communication skills required.
- Ability to organize and prioritize work, and quickly identify and solve problems required.
- Ability to perceive and recommend preventative maintenance measures required.
