Job Overview:
Under supervision, the role involves executing skilled maintenance and operational tasks within the building maintenance sector. Responsibilities include the operation, upkeep, repair, and replacement of essential building infrastructure equipment, which encompasses air conditioning, refrigeration, heating, plumbing, temperature controls, and instrumentation. The position requires a foundational knowledge to offer limited guidance and mentorship to other maintenance staff.
The incumbent will embody the department's mission and values through inclusivity, respect, initiative, collaboration, innovation, and accountability. A commitment to delivering exceptional service while adhering to safety protocols is paramount.
Key Responsibilities:
- Manage the operation, maintenance, repair, and replacement of heating (steam and/or hot water), refrigeration, air conditioning systems, and associated ventilation components;
- Install, maintain, repair, and test plumbing systems, including water, drainage, and sewer lines, as well as related equipment and fixtures;
- Conduct basic diagnostics of systems;
- Estimate the time, materials, and equipment needed for assigned tasks, while maintaining accurate records of work performed;
- Provide mentorship and technical support to colleagues;
- Fulfill additional duties as assigned;
- Be available to respond to irregularities during evenings and weekends, ensuring continuous coverage.
- High School diploma, GED, or equivalent experience;
- Completion of an accredited plumbing or HVAC technician apprenticeship program, or equivalent training and experience;
- Knowledge of relevant codes and regulations, including OSHA and local plumbing codes;
- Membership in Operating Engineers Local 399 or willingness to join after a probationary period;
- Possession of a valid driver's license recognized by the State of Illinois, with reliable transportation.
- Understanding of steam and refrigeration cycles in building systems;
- Familiarity with machinery bearings and rotating machinery;
- Knowledge of tools, methods, and safety practices in the trade;
- Ability to perform relevant calculations;
- Awareness of electrical distribution and safe practices;
- Familiarity with building systems such as boilers, chillers, and fire protection systems;
- Willingness to learn and embrace continuous improvement;
- Team-oriented with strong interpersonal skills;
- Ability to communicate effectively and keep others informed;
- Adaptability to changing priorities and environments;
- Proficiency with software applications, including Microsoft Office and CMMS systems.
- Extensive experience in troubleshooting and maintaining HVAC or plumbing systems;
- Three years of advanced plumbing or HVAC maintenance experience;
- EPA Universal Certification and experience with refrigeration;
- Training equivalent to full apprenticeship in pipefitting or welding;
- Relevant licenses and certifications as required by the position.
