Job Overview

Thies & Talle Management, Inc., a prominent property management firm with extensive experience in the multi-housing sector, is in search of a dedicated Full-time Facilities Maintenance Specialist to oversee the upkeep of our apartment communities.

This role encompasses the maintenance of residential units, shared building systems, and surrounding grounds. Responsibilities also include managing apartment turnover maintenance. Attention to detail and strong customer service skills are essential. Proficiency in appliance repair, plumbing, electrical work, and carpentry is required. POSITION SUMMARY:

The Facilities Maintenance Specialist is responsible for executing repair and preventive maintenance tasks for all buildings under their care, including maintaining the landscaping and adjacent property.

This individual ensures compliance with company standards regarding budgets, maintenance protocols, and applicable regulations. The Maintenance Specialist communicates effectively with residents, staff, and management at all levels.

KEY RESPONSIBILITIES:

Essential duties include, but are not limited to:

  • Responding to emergency maintenance requests and resident needs.
  • Being within a specified distance from the work site for on-call duties.
  • Maintaining the lawn and landscaping, including mowing, trimming, and seasonal preparations.
  • Performing exterior building maintenance, including repairs and painting.
  • Ensuring occupied units meet safety and satisfaction standards and preparing unoccupied units for new tenants.
  • Conducting snow and ice removal operations.
  • Replacing locks and ensuring the security of premises.
  • Coordinating subcontractor work as needed.
  • Maintaining and repairing small engines and equipment used in property maintenance.
  • Purchasing necessary supplies for property upkeep.
  • Diagnosing and troubleshooting issues with electrical, plumbing, and HVAC systems.
  • Assisting in routine inspections to identify repair needs.

ADDITIONAL RESPONSIBILITIES:

Other tasks may include:

  • Acquiring parts and materials for maintenance tasks.
  • Coordinating schedules with contractors.
  • Maintaining accurate records of maintenance activities.
  • Consulting with vendors for optimal service and pricing.
  • Staying updated on relevant codes and regulations.
  • Communicating maintenance needs and tenant concerns to management.

SUPERVISORY RELATIONSHIPS:

The Facilities Maintenance Specialist reports directly to the Property Manager and does not supervise other staff members.


QUALIFICATIONS:

To be successful in this role, candidates should possess:

  • A high school diploma and 2-3 years of experience in general maintenance or a related field.
  • A valid driver's license and reliable transportation.
  • Relevant maintenance training and certifications are preferred.
  • Strong communication skills, both verbal and written.
  • Basic mathematical skills for measurements and calculations.
  • Problem-solving abilities to assess situations and make informed decisions.

WORKING CONDITIONS:

This position may involve working outdoors in various weather conditions and occasionally dealing with unsanitary environments.


PHYSICAL DEMANDS:

Candidates must be able to perform physical tasks, including lifting up to 75 pounds and working in confined spaces.
