Facilities Maintenance Specialist

SUMMARY: The Facilities Maintenance Specialist is responsible for executing routine preventative maintenance and repair tasks on County properties, as well as managing the distribution of cleaning and office supplies across various departments.
REPORTING STRUCTURE: This position operates under the direct supervision of the Building and Grounds Facilities Director.
KEY RESPONSIBILITIES: The following duties are essential to this role. Additional responsibilities may be assigned as necessary to fulfill business requirements.
- Deliver office supplies, including copy paper, as requested and ensure proper recycling of materials.
- Assist with unloading deliveries and managing supply logistics.
- Maintain cleanliness in common areas of all County facilities, including emptying outdoor trash bins.
- Perform outdoor custodial tasks such as snow removal, lawn mowing, landscaping, and tree trimming.
- Rearrange office spaces and move furniture as needed.
- Conduct painting tasks in designated areas of County buildings and replace light bulbs and ballasts as required.
- Oversee the recycling program for the County.
SUPERVISORY ROLE: This position does not include supervisory responsibilities.
QUALIFICATIONS: To excel in this role, candidates must demonstrate the ability to perform each essential duty effectively. The following qualifications are necessary:
- Proficiency in operating lawn mowers, weed trimmers, snowblowers, and other maintenance equipment.
- Basic problem-solving skills and the ability to manage multiple tasks amidst interruptions.
- Capability to work independently while maintaining confidentiality.
EDUCATION AND EXPERIENCE: A high school diploma or GED is required, along with at least one year of relevant experience or training, or an equivalent combination of education and experience in maintenance tasks.
MATH SKILLS: Ability to perform basic arithmetic operations, including addition, subtraction, multiplication, and division, using whole numbers, fractions, and decimals.
CERTIFICATIONS: A valid driver's license is mandatory.
REASONING ABILITY: Must be able to follow detailed written or verbal instructions and address various situations requiring logical problem-solving skills.
LANGUAGE SKILLS: Proficiency in reading and understanding simple instructions, short correspondence, and memos. Ability to write basic correspondence and effectively communicate with colleagues and the public.
PHYSICAL REQUIREMENTS: The physical demands outlined here represent those that must be met by an employee to successfully perform the essential functions of this position. The employee is frequently required to sit, talk, and hear. Occasionally, the employee must stand, walk, use hands to handle or feel, reach with hands and arms, and stoop, kneel, or crouch. The employee must occasionally lift and/or move up to 10 pounds. Specific vision abilities required include close vision, distance vision, and depth perception.
WORK ENVIRONMENT: The characteristics of the work environment described here are representative of those an employee may encounter while performing the essential functions of this role. The employee may exert 20 to 50 pounds of force occasionally, 10 to 25 pounds of force frequently, or greater than negligible up to 10 pounds of force constantly to move objects. While performing duties, the employee is frequently exposed to moving mechanical parts and occasionally to wet or humid conditions, high places, fumes, airborne particles, toxic chemicals, outdoor weather conditions, electrical hazards, and vibrations. The noise level in the work environment typically ranges from moderate to occasionally loud.
