PROPERTY MANAGER

The Property Manager is responsible for maintaining the company's assets, buildings, and grounds to the highest standard. Reporting to the Director of Real Estate, the property manager will oversee day-to-day operations, including tenant relations, contract negotiations, and budget management.

ESSENTIAL FUNCTIONS:
Manage the portfolio's operations, ensuring all facilities are well-maintained and meet company standards.
Prepare monthly reports for the Senior VP and President.
Handle tenant communications and resolve issues promptly.
Oversee contracts for recurring and one-time maintenance/repair services.
Develop and manage income and expense budgets for properties.
Conduct weekly and monthly site inspections, requiring travel within and possibly outside the state.
Negotiate lease renewals with current tenants.

ADDITIONAL RESPONSIBILITIES:
Ensure compliance with building codes, safety regulations, and the company's core values.
Lead training programs for the Facilities Management team to improve efficiency and customer service.
Support the safety program by ensuring all team members work in safe environments with appropriate equipment.
Manage emergency service responses to minimize downtime.
Ensure all tenant and vendor COI's are up to date for assigned properties.

As a Property Manager, you will play a critical role in maintaining the company's assets and ensuring that our facilities meet the highest standards of quality and safety.

QUALIFICATIONS:
Bachelor's Degree or equivalent additional years of experience.
Four years' experience in commercial property management.
Two or more years business leadership.
Proficiency in building trades, local codes, and database management.
Strong negotiation, communication, and leadership skills.
Proficient in Microsoft Office Working, Excel, knowledge of MRI and Nexus.
Experience in managing building systems - BAS, Security, Access Controls.
Ability to work independently and effectively manage multiple tasks.
The position will work in a general office setting and may require local market travel up to 30% of the time based on organizational/business needs.
Database development and property management software systems.
Florida real estate license and notary public preferred.
Understand real estate lease terms and transaction procedures.
Understand real estate construction project processes, renovation oversight.
Excellent communication and interpersonal skills.
Perform daily responsibilities without direct supervision.
Develop business and operating plans.

PHYSICAL REQUIREMENTS:
Able to lift, push, carry or otherwise move up to twenty-five (25) pounds with no support. Over twenty-five (25) pounds request additional team member assistance, as needed.
Ability to perform tasks that require repetitive motion. Manual dexterity is required.

SPECIAL REQUIREMENTS:
Valid Florida driver's license and safe driving record. Must be able to drive an agency vehicle as a condition of employment.
Must be able to work flexible hours, based on the job or specific projects; this includes weekends and nights as required or to be available during off hours.
