The Rhode Island Commerce Corporation is seeking a highly skilled Facilities Director to oversee the maintenance and repair of our facilities and grounds. This is a key leadership role that requires a strong background in facilities management, construction, and administration.
Key Responsibilities- Serves as the primary point of contact with the property management team and acts as the liaison between the property management vendor and branch management team.
- Ensures proper maintenance of mechanical, electrical, and controls systems.
- Coordinates contracted services as needed to accomplish repairs not practical to be done by corporation staff.
- Establishes and carries out a capital improvement plan and preventative maintenance program for the physical plant, tools, and equipment.
- Supervises maintenance of buildings and grounds, including landscaping, parking lots, and walkways.
- Ensures occupational safety policies are enforced and facility Risk Management controls are in place and supported by proactive training programs.
- Maintains a system of grounds and facilities supplies and assets inventory and accounting.
- Purchases supplies and equipment within the corporation purchasing guidelines.
- Supervises the work of the Branch Maintenance tech Staff and the vendor(s) providing property maintenance services.
- Prepares plans, material lists, and estimates for corporation renovation projects and assists with the budgeting process as needed.
- Maintains and enforces all applicable OSHA and Environmental Quality programs and oversees required reporting.
- Manages preferred vendor/contractor lists, including emergency and inclement weather response contacts.
- Works with outside agencies to ensure compliance with local, state, and federal regulations and associated building inspections and permitting.
- Coordinates all branch-related work orders with the property management vendor.
- Regularly visits branches and meets with the branch leadership team to review and identify issues of concern and plan resolution.
- Obtains bids/proposals for large-scale projects and works with the Director of Administration to choose vendors as needed.
- On call for off-hour emergencies as needed.
- A bachelor's degree in engineering, construction management, or related field.
- Five years of related experience, including two years of supervisory experience.
- Knowledge of all phases of physical plant operation, maintenance and repair, planning, scheduling, management, and administration of the plant within federal, state, and local regulation.
- Technical knowledge and skills in working with air-conditioning and heating systems.
- Knowledge and experience with state and local safety, fire, construction, and public access regulations.
- Ability to communicate effectively and express oneself clearly and concisely in presenting ideas and concepts both in verbal and written form.
- Flexibility and ability to manage several tasks simultaneously.
- Computer proficiency in Windows environment.
