Job Title: Rough In Superintendent

Milhaus is a leading mixed-use development, construction, and property management company that specializes in Class A, urban, multifamily residential buildings. As a Rough In Superintendent, you will lead, direct, and coordinate the work of subcontractors and/or trade labor with regard to the Mechanical, Electrical, and Plumbing systems included in the project.

Key Responsibilities:
  • Manage and make decisions related to the performance of work related to scheduling, delivery, logistics, quality control, and trade employee staffing levels.
  • Manage work among assigned trades to promote a coordinated project operation.
  • Manage the overall site safety program as required and ensure subcontractor compliance with Milhaus standards and all applicable safety codes and regulations.
  • Work with and develop Finish and Assistant Superintendents, Field Engineers, and/or interns, as assigned.
  • Ensure strict adherence to ethics and compliance requirements at all times.
  • Create schedules and determine sequencing of work.
  • Develop and implement recovery strategies to maintain project schedule and budget.
  • Conduct framing and MEP inspections/punch to ensure quality installation of products and materials that conform with design drawings and Milhaus Construction Standards.
  • Communicate with owners and architects/engineers in connection with field issues.
  • Investigate and resolve such issues.
  • Assist in the billing process as it relates to work in place, material invoices, and subcontractor payment applications.
  • Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Work with the Engineer on the coordination effort for all mechanical and electrical systems, equipment, and piping layouts for all trades on a master coordination set of drawings.
  • Lead project inspections, startup, commissioning, turnover, and training process, and punchlist required for acceptance and handover of all the systems.
  • Coordinate, direct, and monitor the activities of subcontractors and suppliers to ensure conformance with plans, specifications, local and national codes.
  • Review project changes in conjunction with the Project Management team.
  • Keep detailed daily records of MEP's trade contractors' work progress in Procore.
  • Participate in preconstruction efforts (e.g., constructability, logistics).
Requirements:
  • Five years of proven experience in construction building.
  • Experience building and developing subcontractor relationships.
  • Very strong communication, listening, and organizational skills.
  • Experience with multiple delivery methods and unit turn processes.
