Facilities Maintenance Manager

Position Summary: The Facilities Maintenance Manager is tasked with supervising the activities of maintenance personnel responsible for the installation, repair, or servicing of property and equipment, ensuring efficient turnaround times for residential units. Alongside supervisory duties, the Facilities Maintenance Manager will also carry out general maintenance tasks and repairs in the absence of maintenance staff. This role involves close collaboration with the Leasing Office Manager to coordinate and manage all essential project resources, ensuring timely completion within budget constraints.
Key Responsibilities: Responsibilities include, but are not limited to:
- Oversee and mentor maintenance team members.
- Develop and implement a preventative maintenance schedule in conjunction with the Leasing Office Manager and relevant subcontractors and vendors.
- Monitor the upkeep of all electrical, mechanical, and plumbing systems across the property, either personally or through maintenance contracts, while maintaining detailed service records.
- Conduct regular inspections of the community and document findings in the property inspection log.
- Manage the procurement of repair parts and negotiate supplier contracts.
- Perform essential maintenance tasks, including but not limited to painting, electrical work, plumbing, and appliance repairs as necessary.
- Diagnose issues with malfunctioning equipment such as lighting fixtures, motors, and transformers.
- Replace faulty electrical components, including relays, switches, motors, and position sensors.
- Repair damaged wiring and cables.
- Carry out daily grounds maintenance, pressure washing, and organizing of apartment units as required.
Qualifications:
- High School Diploma or equivalent.
- 3-5 years of experience in maintenance roles.
- At least 1 year of experience in a supervisory capacity over maintenance technicians.
- Ability to lead, manage, and inspire a team in a collaborative environment.
- HVAC/EPA certification is mandatory.
- Must demonstrate a strong work ethic and the ability to work effectively in a team setting.
- Availability for on-call emergency maintenance services as needed.
- Proven capability to manage multiple tasks and projects with competing deadlines.
- Solid understanding of HVAC systems, electrical work, and plumbing, with a commitment to maintaining safety standards on-site.
- Ability to maintain focus and efficiency while handling multiple priorities.
- Strong communication skills, both verbal and written.
- Proficiency in using personal computers.
- Valid driver's license and reliable transportation are required.
- Capacity to thrive in a fast-paced environment while fostering positive relationships with colleagues and management.
- Physical ability to lift a minimum of 75 lbs. and work shifts of 8-12 hours standing.
- Must be legally eligible for employment in the U.S.
- Completion of pre-employment drug screening and background checks is required.
