Your Role

The Community Manager serves as the driving force behind the community. This role involves managing and coordinating personnel, activities, and resources to create a cohesive environment for residents, prospective residents, visitors, and team members. The Community Manager recognizes the dynamic nature of the community and is always ready to assist as needed.

Key Responsibilities

  • Recruit, train, and oversee all team members with a focus on positive mentorship
  • Demonstrate ownership and lead by example
  • Encourage team members to embrace new challenges and present innovative ideas
  • Provide thorough feedback to team members, documenting and managing disciplinary actions as required
  • Conduct ongoing training sessions for team members
  • Develop and manage the community budget
  • Prepare weekly and monthly performance reports
  • Ensure timely collection and posting of rent, with immediate bank deposits reported to the home office
  • Maintain clear communication with vendors and contractors regarding scheduling, billing, and insurance documentation
  • Promptly submit invoices for payment
  • Advise the Regional Manager on rental rate strategies
  • Report community incidents and liabilities to the home office
  • Oversee and approve lease documentation
  • Ensure the office and model apartments are opened on schedule and maintained in excellent condition
  • Deliver exceptional customer service to residents and prospective residents
  • Take pride in the community by regularly inspecting and addressing concerns, ensuring cleanliness, and reporting maintenance needs
  • Maintain organization even during peak periods
  • Handle incoming phone inquiries appropriately
  • Build strong relationships with residents and prospective residents
  • Regularly walk and inspect the community, focusing on vacant units
  • Prioritize safety by promptly addressing unsafe conditions
  • Be available to work a flexible schedule, including weekends
  • Collaborate closely with the Maintenance Supervisor to oversee and schedule maintenance tasks
  • Update online property listings
  • Stay informed about market trends and competition
  • Communicate effectively with residents, prospective residents, visitors, vendors, and team members while maintaining a professional demeanor
  • Perform additional tasks as assigned by district or regional management

Qualifications

  • High School diploma or equivalent; a bachelor's degree is preferred
  • A minimum of three years of experience in property management, including at least one year in a Community Manager role
  • Proven supervisory experience with a track record of success
  • Strong verbal and written communication skills
  • Proficiency in Microsoft Office Suite (Word, Excel)
  • Able to manage multiple tasks and meet deadlines effectively
  • Willingness to work a flexible schedule, including weekends
  • Familiarity with Yardi or similar property management software is preferred
  • Professional appearance and demeanor
  • Physical ability to walk the property, including climbing stairs
  • Capability to bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies, and stand for extended periods
