Key Responsibilities
  • Oversee and coordinate trades services to ensure the daily operation of building systems.
  • Operate and maintain heating and air conditioning equipment, including boilers, compressors, chillers, and other related equipment.
  • Inspect and maintain building mechanical equipment, including high-pressure boilers and heating and ventilating equipment.
  • Maintain mechanical, electrical, and plumbing equipment to ensure a properly controlled climate.
  • Perform regular hands-on labor trades work with the General Maintenance Technician.
  • Conduct and assist with inspections and surveys, including energy audits and analysis, HVAC, electrical, and plumbing systems.
  • Supervise and review technical operations, surveys, energy audits, and analysis.
  • Inspect facilities for replacement of minor plumbing fixtures, rodding of plumbing systems, and other minor repairs.
  • Complete and review routine maintenance logs according to required intervals.
  • Monitor and maintain optimum performance of all building systems.
  • Work collaboratively with the client to utilize their Computerized Maintenance Management System.
  • Respond to notifications of system or equipment issues.
  • Assist in the preparation of a preventative maintenance program for mechanical, electrical, plumbing, and life safety systems.
  • Ensure that building operations are sustained during construction projects.
  • Coordinate and escort other vendor services.
  • Assist with oversight and coordination of vendors for capital and tenant improvements.
  • Assist client management in contacting subcontractors for bids.
  • Administer necessary inventory control programs.
  • Demonstrate exemplary client relations, team spirit, and respect for others.
Requirements
  • 7+ years of facilities engineering experience with some supervisory responsibility.
  • Advanced technical understanding and knowledge of HVAC, electrical, plumbing, fire/life safety, and control systems.
  • Ability to read and analyze Electrical, Mechanical, and Plumbing drawings.
  • Knowledge and understanding of applicable practices/techniques, laws, project controls, and environmental regulations.
  • Familiar with Energy Management System (EMS)/programming, fire alarm systems, and Building Management Systems.
  • Strong Computing Skills in Microsoft Office Suite Programs.
  • Experience working as a user in a Computerized Maintenance Management System (CMMS).
  • State Issued Driver's License and good driving record.
  • Good communication skills both written and verbal.
Preferred Qualifications
  • Vocational/Technical training certificate.
  • Universal Technician for CFC's depending on market licensure requirements.
  • High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
  • College coursework or equivalent College level work experience as it relates to an associate degree.
  • Associate Degree, Bachelor Degree in Mechanical Engineering or related field.
  • State Stationary Engineer License.
  • OSHA-10, OSHA-30, LEED Certification, Journeymen and/or Master Electrician License through the State of Arizona, Journeymen and/or Master Plumber License through the State of Arizona.
  • Building Automation System Controls such as: Tridium/Jace, Niagara AX & N4 Technical Certifications.
