Job Description

Royal Electric Company is seeking a highly skilled Project Manager to join our team. As a Project Manager, you will be responsible for overseeing the successful execution of our Infrastructure projects from preconstruction to closeout.

Key Responsibilities:

  • Build and maintain relationships with General Contractors, Project Owners, Subcontractors, and vendors to ensure project success.
  • Act as the point person from preconstruction to project closeout, ensuring seamless coordination between Field Operations and Preconstruction.
  • Delegate tasks and responsibilities to team members, ensuring the entire project team understands project requirements.
  • Facilitate coordination between Field Operations and Preconstruction, actively engaging in the implementation of project plans.
  • Review construction documents for inconsistencies, develop RFIs, and perform detailed estimates of revised construction documents.
  • Review and interpret specifications to understand project requirements, coordinate discrepancies with contract documents, and provide cost clarifications.
  • Create subcontracts, working towards buyout from estimate, and include subcontract terms and conditions that limit company risk.
  • Partner with Contracts to review and interpret contract language, confirm contract scope inclusions and exclusions, and ensure milestones in the base bid schedule are achievable.
  • Early identification of long lead items, ensure all project procurement is properly tracked and released, and setup project budget with assistance from Estimating.
  • Understand the difference between lump sum contracts and unit price contracts, verify budget after upload, and determine project labor tracking strategy.
  • Monitor and own the overall procurement and construction schedule, escalating any possible impacts by coordinating with the customer and maintaining documentation.
  • Collect feedback from the field team, present accurate information for CTCs, and create projections for CTCs.
  • Prepare accurate cost projections for each project monthly, stay actively engaged with labor tracking and weekly look ahead schedules, and mitigate any potential impacts to the project schedule or financial status.
  • Oversee timely project requirements and documentation, including submittals, RFI's, delay notices, potential claims, and extended overheads.
  • Maximize cash flow by balancing project cost with timing of project income, facilitating buyouts according to the schedule and project plan, and negotiating change orders.
  • Proactively assist subcontractors with billings, change orders, and negotiations.

Requirements:

  • Bachelor's degree in a relevant field with at least 5 years of related experience, or equivalent combination of technical training and related experience.
  • Must understand the entire construction process from design to project close-out, including bid analysis, budgeting, writing scopes of work, document interpretation, design-build, and negotiated projects.
  • Ability to read and understand plans and specifications, excellent leadership, communication, and organizational skills, and ability to prioritize, complete tasks, and address issues in a timely manner.
  • Ability to effectively delegate tasks to project team, proficient computer skills including Microsoft Office Suite, Bluebeam, Accubid, PlanGrid, and ProCore, and demonstrates strong written and verbal communication skills.
  • Ability to build and maintain relations with customers, vendors, and subcontractors, and ability to work with a team and independently.
  • Ability to maneuver between office and jobsites, ability and willingness to travel out of state to support Infrastructure projects, and must be eligible to pass airport badging process.
  • Valid Driver's license.

Salary Range:

  • $90,000/year - $125,000/year
  • This is an exempt level position.
