Job Overview

PROPERTY PREPARATION TECHNICIAN

The Property Preparation Technician is responsible for ensuring that recently vacated apartments or homes are ready for the rental market. This role includes responding to service requests, performing painting and pressure washing tasks, maintaining grounds, and assisting Service Technicians with various duties.

Reporting Structure: The Property Preparation Technician reports directly to the Property Manager, with guidance from the Maintenance Coordinator.

Key Responsibilities:

  • Receives assignments for property preparation and gathers necessary tools and supplies.
  • Inspects and applies caulking as required.
  • Evaluates heating, cooling, and appliance systems; performs minor repairs and coordinates with Lead Service Technician for major issues.
  • Assesses lighting and plumbing fixtures; executes repairs and replacements as necessary.
  • Repairs or replaces baseboards and trim as needed.
  • Polishes and refinishes cabinets and woodwork as required.
  • Checks all doors and windows, re-keying locks as necessary.
  • Addresses wall damage and undertakes painting tasks as needed.
  • Responds to service calls for minor repairs and assists Lead Service Technician when required.
  • Conducts pool maintenance and landscaping tasks, including pressure washing and cleaning.
  • Completes other miscellaneous duties as assigned.

Qualifications:

  • Minimum of six months of experience in a physically demanding role.
  • Ability to read and comprehend written instructions and complete standard forms.
  • Capable of working in challenging environments and regularly lifting items weighing up to 50 lbs.
  • Possession of a valid Driver's License.
  • Must have reliable transportation for daily assignments.

Skills and Competencies:

  • Ability to follow basic instructions and checklists.
  • Proficient in using basic hand tools.
  • Basic skills in electrical, plumbing, painting, and carpentry tasks.
  • Knowledge of safety protocols.
  • Ability to evaluate repairs needed in vacant units to prepare them for new tenants.
  • Physical capability to perform labor-intensive tasks and lift heavy objects regularly.

Physical Requirements:

While executing the duties of the Property Preparation Technician, the employee is required to sit, stand, bend, walk, use hands and fingers for tasks, reach with arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear.

The employee must be able to lift 25 pounds independently and up to 50 pounds with assistance (using dollies, hand trucks, or with help from others).

This position typically involves working outdoors in various weather conditions.

Vision Requirements: Frequent need to see small details during property preparation tasks.

Work Environment:

  • Work areas may be dirty or dusty, both indoors and outdoors, in vacated and occupied apartments.
  • Frequent outdoor work in all weather conditions.
  • Occasional exposure to potentially hazardous materials.
