Job Overview

Position Title: Facility Systems Electrician

Position Summary: Ensure the operational integrity of all facility systems, manage building efficiency, and deliver a range of tenant services while fostering positive relationships in line with established operational and safety protocols.

Key Responsibilities:

  • Conduct regular inspections of the building, monitor equipment performance, and report any deficiencies for timely resolution.
  • Assemble, install, test, and maintain electrical wiring, equipment, appliances, and fixtures using both hand and power tools.
  • Diagnose and troubleshoot malfunctioning systems and components using appropriate testing equipment.
  • Connect electrical wires to circuit breakers, transformers, and other components.
  • Inspect electrical systems to identify hazards and ensure compliance with local regulations.
  • Advise management on potential hazards associated with equipment operation.
  • Test electrical systems and continuity of circuits to ensure safety and compatibility.
  • Maintain a valid electrician's license in accordance with state regulations.
  • Plan and execute the layout and installation of electrical systems based on specifications and codes.
  • Review technical drawings to determine wiring locations for troubleshooting and compliance.
  • Install grounding leads and connect power cables to various equipment.
  • Maintain records, prepare reports, and manage inventory of supplies and equipment.
  • Work from heights and use ladders and scaffolding to install or repair electrical systems.
  • Install conduit and pull insulated wires to complete electrical circuits.
  • Conduct monthly generator tests and oversee annual load bank testing.
  • Provide preliminary sketches and cost estimates for projects.
  • Assist during emergencies by operating essential equipment.
  • Stay updated on the latest technologies related to building systems and emergency response.
  • Understand and maintain life safety equipment operations, including emergency generators and fire alarm systems.
  • Review and adhere to standard operating procedures for site-specific equipment.
  • Be proficient in building management systems and understand operational sequences.
  • Review and update Lock Out Tag Out procedures for electrical equipment.
  • Actively participate as a team member and demonstrate a commitment to service quality.
  • Comply with safety programs and policies.
  • Respond professionally to tenant inquiries and complete tasks efficiently.
  • Maintain regular attendance and provide high-quality service to tenants and visitors.
  • Assist other trades as needed and respond to emergencies as required.
  • Other duties may be assigned as necessary.

Qualifications:

  • Valid MA Electrical License.
  • High School diploma or equivalent preferred.
  • 4 to 6 years of experience as a licensed electrician in a commercial setting.
  • Training and certification in HVAC and related technologies.
  • Ability to work independently and manage multiple projects effectively.
  • Advanced knowledge of OSHA, NEC, and NFC codes.
  • Availability for on-call schedule as needed.
  • Strong technical and problem-solving skills.
  • Intermediate computer skills for daily operations.
  • Effective written communication skills.
  • Familiarity with web-based work order systems.
  • Excellent tenant relations skills and a positive attitude.
  • Flexibility to work at various assigned properties.
  • Knowledge of safe operation of tools and equipment.
  • Valid driver's license and satisfactory driving record required.

Physical Requirements:

  • Regularly required to stand, walk, reach, and use hands for tasks.
  • Frequent use of machinery and tools.
  • Occasionally required to work in varying temperature environments.
  • Ability to lift and move objects up to 50 lbs regularly and up to 75 lbs occasionally.
