This is a full-time, direct placement role at Ascend Construction Services.

The estimator is a critical part of the construction company. A poorly estimated project will result in lost revenue, disorganization, and ultimately an unhealthy company.

The four main requirements of the estimator are REVIEW, DISTRIBUTION, COMMUNICATION, DELIVERY.

The estimator must review the requirements and all associated documents to ensure he has a good understanding of the project that is being bid (REVIEW). After the review is complete, the estimator must choose who the solicitations for bids will be sent to and

ensure that those plans are made to the correct person (DISTRIBUTION). The estimator then needs to be able to effectively communicate with potential subs, vendors, potential clients, architects, and our staff to ensure that the appropriate information is understood by all parties (COMMUNICATE). And finally, the estimator must complete the estimate in a timely manner and submit prior to the due date (DELIVERY). This is easier in theory than it is in practice but if any of these four components are lacking during the process of an estimate, the results will be inconsistent.

There are several areas where projects bidding can be found to bid. It is the estimators' responsibility to make sure there are plenty of jobs on our jobs bidding board.

The number of jobs that we bid on is also contingent on our bonding capacity, so it is important to always understand the status of bonding capacity.

Estimator must become proficient in risk assessment. No one understands the project better than the estimator and he must be always looking at warning signs that could cost the company money.

Estimator must also make good decisions when it comes to which subcontractor we use for our estimates. As we've learned, a bad sub can do a lot of damage to a project and it's so important to weigh the risks of each individual sub, especially unfamiliar

markets.

Healthy relationships with subs are so important for the estimator. Often, subs need to be convinced to submit bids for projects and a positive relationship will create trust and less time spent obtaining bids.

Bid presentation is incredibly important. The estimator creates the first impression of Ascend Commercial Builders, and we want that impression to be positive. If the estimate is public, all required bid forms must be complete, and neatly arranged. If the estimate is private, the bid must be submitted at a higher standard with cover sheets and potentially other documentation that displays our qualifications.

Estimator must continually be searching for and creating new relationships with subs in new and existing markets to better prepare ourselves for projects bidding.

The estimator must ensure that the master sub list is accurate and that we don't have subs who do not need to be sent solicitations.

It is the estimator's responsibility to ensure that the estimate that is submitted is complete, accurate and bid in a way that gives Ascend Commercial Builders a chance to win the project. It is not enough for the estimator to simply make sure all items have

been covered in the estimate. It's easy to bid on the project comfortably but we know from experience that this gives us a slim chance to win the project. The most successful projects we've estimated have been due to working harder than our competitors to find an edge with local and obscure subcontractors. This makes estimating less of an exact science and more of an acquired skill that must be continually maintained.
