This position is assigned a company vehicle and will travel between homes as assigned, delivering timely and professional service to residents.Essential Job Duties and ResponsibilitiesRespond promptly and professionally to maintenance service requestsProvide excellent customer service to prospective and current residents and promote a quality living experience for all residentsPerform ProCare visits periodically throughout resident's lease term to perform preventive maintenance and repairs across multiple trade categories (e.g. HVAC, electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, and appliances) in order to reduce future reactive maintenance service requestsComplete general property condition assessments (“GPCA”) at all property visits and submit alerts to property management for items that require immediate attentionUnderstand and review Technician-specific reports/scorecards to identify opportunities for improvementProvide continuing education to residents regarding important maintenance topics, such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.Perform repairs to vacant properties while they are on-the-market or during the turn processProperly utilize and care for company supplied tools, materials and vehiclesPerform other duties as assignedEducation and/or ExperienceHigh School diploma or equivalentMinimum one year of previous experience in property management maintenance, other building maintenance or related experience is requiredSkills/Specialized KnowledgeExcellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult peopleStrong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlinesKnowledge of federal fair housing laws and any applicable local housing provisionsAbility to read, write and understand EnglishAbility to use a personal computer, iPad, Yardi Work Order module, or other computer tracking systemsProfessional verbal and written communication skills; ability to effectively communicate with a diverse workforceAbility to perform basic mathematical functionsAbility to multi-taskAbility to make quick and effective decisions and analyze and resolve problemsAbility to work in a fast- paced, ever changing environment; must be adaptable and flexibleAbility to maintain confidentialityAbility to drive an automobileLicenses or CertificationsCurrent driver's license and automobile insurance requiredLicenses and/or certification as required by state lawThe following certifications are preferred but not required:OSHA 10EPA Certification, Type I and IIHVAC CertificationCPO certification (pool)Other RequirementsAbility to be at work on a regular and consistent basis; Overtime may be required for this position.
