Job Summary

We are seeking an experienced, highly skilled Chief Engineer to oversee the daily operations, maintenance, and management of all mechanical, electrical, plumbing (MEP) systems, and building infrastructure for a collection of commercial office buildings. The ideal candidate will have extensive knowledge of HVAC, electrical, plumbing systems, energy management, and building safety protocols. As the Chief Engineer, you will be responsible for ensuring that the building operates efficiently and meets all local regulations and safety standards while maintaining a high level of tenant satisfaction.

Key Responsibilities

1. Building Systems Oversight

  • Oversee and manage the operation, maintenance, and repair of all building systems including HVAC, electrical, plumbing, fire/life safety systems, and elevators.
  • Ensure all equipment and systems are functioning at optimal levels, performing scheduled preventive maintenance, and minimizing downtime.
  • Implement an effective preventive maintenance program to ensure longevity and reliability of all systems.

2. Supervision and Leadership

  • Lead, supervise, and mentor a team of engineers and technicians, including assigning tasks, setting schedules, and ensuring quality control.
  • Ensure that all team members are trained on building systems, safety protocols, and emergency procedures.
  • Conduct performance evaluations, recommend training and development opportunities, and foster a culture of teamwork and accountability.

3. Budget and Cost Management

  • Develop and manage the engineering department’s budget, including costs related to maintenance, repairs, and new projects.
  • Monitor and track operational costs, ensuring they remain within budget and identifying areas for cost-saving improvements.
  • Oversee procurement of materials, equipment, and supplies, ensuring quality, cost-effectiveness, and timely delivery.

4. Compliance and Safety

  • Ensure the building complies with all local, state, and federal regulations regarding building codes, safety standards, environmental laws, and energy efficiency.
  • Ensure adherence to all fire, safety, and security protocols, maintaining certifications for emergency systems.
  • Manage regular safety drills and conduct periodic safety audits to ensure the building is fully prepared for emergencies.
  • Ensure compliance with all environmental and sustainability standards, including energy consumption reduction strategies and LEED certifications.

5. Tenant Relations

  • Serve as the primary point of contact for tenant service requests related to building systems, responding promptly and professionally to address concerns.
  • Build and maintain strong relationships with tenants, ensuring their needs are met while maintaining high standards for building operations.
  • Communicate regularly with tenants regarding scheduled maintenance, system disruptions, and building improvements.

6. Emergency Response and Problem Solving

  • Take the lead during emergencies or system failures, coordinating efforts to restore services as quickly as possible and keeping tenants informed.
  • Troubleshoot complex building system problems, developing immediate and long-term solutions to prevent recurrence.
  • Maintain an emergency response plan for both the building and engineering team.

7. Vendor Management

  • Oversee relationships with third-party contractors, including HVAC service providers, cleaning services, electricians, and plumbing professionals.
  • Ensure that all vendors meet performance expectations and contractual obligations.
  • Review contracts, bids, and project plans for major building upgrades or repairs.

8. Energy Management and Sustainability

  • Develop and implement energy conservation measures to optimize the efficiency of building systems.
  • Identify and recommend energy-saving technologies or strategies, including green building initiatives.
  • Monitor energy consumption and prepare reports to assess energy efficiency performance.

9. Reporting and Documentation

  • Maintain accurate and detailed records of building systems, repairs, and service histories.
  • Provide regular reports on building operations, including budget status, maintenance activities, and system performance, to senior management.
  • Ensure compliance with all documentation requirements for inspections, safety audits, and regulatory compliance.

Qualifications

Education and Experience

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or related field ().
  • Minimum of 3 years of experience in building engineering and facilities management, with at least 1-2 years in a leadership role.
  • Experience in managing large commercial office buildings or similar large-scale properties.
  • Certification in HVAC, electrical systems, or building engineering (e.g., HVAC Excellence, EPA Section 608, or equivalent) is .

Skills and Abilities

  • Extensive knowledge of mechanical, electrical, and plumbing (MEP) systems, HVAC, and fire/life safety systems.
  • Strong communication and interpersonal skills.
  • Ability to develop and manage budgets, track expenses, and identify cost-saving opportunities.
  • Experience in project management and vendor management.
  • Knowledge of building codes, OSHA regulations, and environmental standards.
  • Proficiency with building management software (BMS), CMMS, and other engineering management tools.
  • Strong problem-solving and troubleshooting skills.

Physical Demands

  • Ability to lift and carry up to 50 lbs.
  • Ability to work in various environmental conditions (e.g., confined spaces, high places).
  • Ability to respond to emergency situations, which may require working irregular hours or during weekends.
